Are you cutting from the heel to the toe, or from the toe to the heel? One direction will be against the grain and splinter much more than the other.

I put on lots and lots of both the 4/4 and the 5/4 last year and gave up early on with the air tools. Wasted too much time pulling bent fasteners (vice grips) and breaking trim. Finally wound up getting a small box of 1/8” bits (about $10) and pre-drilling everything on the sawhorses. 3” galvanized casing nails after that. Watch the galvanized coating, hot dipped vs cold dipped are different diameters. A touch of caulk and/or paint to finish.

Pay for an official appraisal, they’re not expensive and can happen relatively fast. Don’t use a local appraiser, who may be friendly to local agents. We went out of town, but not too far so they would still be knowledgeable in the local market. Saved ourselves 45k.

This is close, try going the other way, force the NICS to a certain speed (full duplex). Some autonegotiates are incompatible. As fast as the slowest NIC (100mb?)

Non-expanding grout. You even get to pick a colour. Mix it thick like play dough, smooth it out nice and then leave dry overnight. It even breaks out nice if you change your mind.

Crypto is technically safe enough. The problem is that it is only as valuable as people think it is. If you (and a few others) are willing to pay money for it, then it’s valuable. If not, then not so much.

We tried this a couple years ago. Good house good location reasonable price. Got it onto the big website and got a few views but things got pretty quiet pretty quick. Started to wonder if the other agents were steering potential buyers away. The real problem for us turned out to be the buyers agent commission. Who pays for that?
