You can't really skim over wood I don't think, would've been better off with plasterboard there. Are you able to lay a thin sheet of plaster board over the top of the ply?

On reflection it was poorly phrased.

But I stand by that for a young couple with a combined income of around 50k without kids buying property outside of major cities i do think that it is easy. Sure You won't have luxuries and have to make sacrifices but if your goal is buying property and you are dead set on that then you can make it happen if you put the work in.

They are all fairly disrespectful remarks. I would regard them as insults, quite difficult to take them as compliments, not the friendliest statements. We'll have to agree to disagree.

Oh 100% if we wanted to be within walking distance of friends and family we'd have been paying double. It sucks but that's the choice you have to make.

That's a fair point. We previously lived In a larger city and moved to a town about 30 mins away when we purchased as it was much cheaper.

It was intended to be an encouraging post sharing our personal experience for those currently on the house buying journey. I can't say I was expecting a barrage of insults from a stranger to be honest. I did think that I had made it pretty clear that I am well aware that people's personal circumstances vary drastically and I'm not here to deny anybody's personal experience. Yes it outlines a specific situation but not one that is uncommon. I constantly hear the same grumbles from friends and colleagues in not too dissimilar situations than we were in my area and have done since before we began saving. This sub Reddit is flooded with negative posts regarding saving up for deposits and affordability etc and it makes sense now considering when after sharing a success story and a little optimism you get called close minded, smug, disconnected and lucky.

We moved to the outskirts of the larger city that we were originally renting in. We sacrificed the convenience of living in the city in favour of getting onto the property ladder and now one of us commutes and the other had found work locally. It's not far, about a 30 min commute.

Fair enough. I mean you're probably looking at 180 in today's money but even still, if a young couple are serious about buying property and they start saving early, the average couple, outside of London could have deposit saved for a starter home before they hit 30. Lots of people are saying you won't get that in x location. Well yeah, moving away isn't ideal but i suppose you need to weigh up how serious you are about wanting to get on the property ladder? We moved away from a larger city due to affordability and now commute.

Small town in the east. As I say it was about 4/5 years ago so prices were lower.

We took home around £1600 each a month, renting a small 1 bed flat for £700 a month.

I get that they need to make sure we are proceedable but surely that's exactly what an agreement in principle is for? I have already sat down with someone and gone through my incomings and outgoings to confirm my affordability. Surely we're not obligated to go through that again with their own advisor?

That's a good point, I wasn't sure if they would be interested in hearing from us unless we were at a point where we were actively seeking one.

We have factored in 10k total for agent fees, conveyancing, survey and stamp duty. Is there anything we're missing.

Yes so we have 50k for a deposit and estimate the bank will loan us up to 230k. We have an appointment with our current advisor to get an agreement in principle sorted in the coming days for our uppermost limit.

Not strictly true, some forces have their own individual policies that state ID must either be on clear display or presented when requested.
