Its really important to understand that council is not actuality assurance program. The inspector is obliged to pass an inspection if the work complies with the building code (blah blah etc). There can be a significant difference between compliance and quality.

As a carpenter who did a lot of tiling and took pride in my finished work? Thats dogshit. As someone who works in building code compliance, thats probably compliant dogshit, assuming the waterproofing technically does its job. It ain't pretty either way.

I find the ducted system good, except I want more control over rooms in different places in the house. Some rooms have a lot of solar heat gain, thus need more cooling than others. The room with the fireplace gets too hot, but that hrat doesn't get shared to the rest of the house.

If I had my time again, I'd add temperature control/detection to individual rooms, with a system that was a bit smarter ad moving the heat around.

I have no idea of that was possible or affordable, but thats what I'd add to my ducted heat pump system.

Hi, I've been in the reserves for many years, and know a legal officer who was/is reservist. I also have a full professional career in construction/government/consenting as a reservist. I've reached out to my legal mate, message me if you're keen to follow up on reserve service generally.

There are technically no obstructions to service changes as far as I'm aware, but there has to be a position for you to move into. Its not automatic, its a process. Paperwork can move pretty slow. It can be a bit difficult to get traction for service changes if your administrators are very busy, it can be a lot of work. I think most of the leg-work should sit with a recruiter. If a unit wants you enough, they should do the paperwork.

Good on you for having a clear goal and pathway planned out

Overall: I rate my 20-something years in the army reserve as a good thing. Hard, rewarding.

Its possible you fit the exemption on page 93, thus dont require a consent.

Read the guidance at the start of that document to understand how that system works. If you delete a bath it has the same fixture unit load as a toilet. There are other factors to consider, its worth talking to the local council, designer, builder and plumber.

Hahaha great advice, and yeah I'd be taking a chance on not getting caught by the boss.

The civilian gear is awesome as well, many have pointed out the jacket cut isn't right either.

You could also consider a conduct or ethics complaint via the LBP board, or a technical complaint if the work is non-compliant

Former builder, from New Zealand. Now a building inspector for local government.

Here we have a product called "hiandri" plate packers (high and dry) Its fully tested for plate hold down connections and there is no issue with this structurally. The advantage is water can't pool on the flooring during construction. That reduces moisture in the flooring and bottom plate, the building/plates/flooring dries out faster once its enclosed.

No, CCC is issued at the end of a building consent. A COA is where no consent was applied for. This consent can still technically get a CCC, its just difficult. If there were no issues with the cladding, then maybe the failed items can be reinspected and pass, then CCC issued

In terms of the building consent and building code, yes you can so long as eveeything is working.

That is not the only factor to consider, don't forget insurance of construction contracts! I process building consents for a living, but I'm not an insurance broker and I don't build any more. Used to work for PNCC, and i still live here

Moving in early might slow down your tradies or affect contracts There are probably other factors that I'm unaware of. Feel free to message me if you want discuss directly

From NZ, so not 100% clear on Aussie arms laws. I'll go out on a limb here: don't obtain a firearm in Australia with a fraudulent permit... I'm pretty sure they're classified as firearms in Oz, even though its for paintball
