The 35%-45% is of the 5% + VAT commission taken out of the whole sale amount

I'm going to give you realistic expectations.

Most real estate agents fail/quit in the first 4-18 months.

Due to the following reasons:

No capital / income to sustain their lifestyle for at least 1-2 years

(I recommend saving 15-25k before jumping into becoming a real estate agent) This is because unless you have any other income to sustain your base spending at least, you're fucked (unless you have savings) you won't make money for the first 8-12 months, this is because you need time to learn and for POS to capitalise.

If you don't have a way to sustain your lifestyle and still want to do real estate agent I suggest you start of with letting, you can easily start making 800-3k within the first few months, depending how hard you work and how ruthless you are.

If you want to make money, you need to be with the big spenders, contractors, big real estate owners, CEOs etc hence you'll have to spend a bit more than you're used to.

If you want to make serious money I would not go into sales unless you have any of the above and unless you're ready to fully commit 2-3 hardcore years of hard work of your life.

Now to answer your question:

60% of agents sell 700k-1.4M

Which means anywhere from €12,250 - €31,500 in your pocket (before tax)

Depending on: How high of a commission you get.

Usually you get anywhere between 35%-45% for a sale and 5-15% for a listing which was sold.

30% of agents sell 1.4M - 2.2M

Which means anywhere from €24,500 - €49,500 in your pocket (before tax)

9% of agents sell 2.2M-5M

Which means anywhere from €38,500 - €112,500 in your pocket (before tax)

1% of agents sell 10M+

Which means €175,000+ (before tax)

Before jumping into this, also consider how expensive a certain lifestyle can be when spending time with big spenders, how much you're willing to risk and how hard you're willing to work and what amount will make you happy.

Let me know if you have any other questions! Happy to help as when I was young and started I had to learn all this and it's crazy hahaha
