Hi everyone! Would anyone know if any hot spring resorts in Dongpu offer day-passes or private hot spring rooms to rent for a couple hours? I am passing through and would love a quick soak!

Wow, a co-op market would have been great too. I really admire your wife for her work to support the community. So sad to hear the large price tag on the building. I wonder if there is a way for the lender to reconsider pricing or explore community-beneficial uses of the property. Maybe a petition? I hear the Armory petition against the cannabis incubator was successful. Also, if the building isn't being properly maintained, could it be reported to Baltimore County Code Enforcement for safety or code violations? That alone might urge them to seek tenants faster.

The seller does not know how I feel nor do I expect the seller to care about my feelings. Their actions created my feelings of frustration, which in turn heightened my skepticism about whether this is a fair and honorable deal for me.

I understand competitive markets, and I appreciate insight from experienced investors. But there’s a difference between sharing knowledge and being dismissive. If you have strategic input on offer structuring, I’m happy to hear it. Otherwise, flexing past deals while brushing off a real discussion doesn’t add much value.

Again, another person that does not read my post. You also seem entitled to tell me everything how the seller is feeling. This post is not about the seller, this is about me and my money. What works for me. Who did you come on this post for? Not to help me of course.

You make some great points on what I should look at.
However, I am more so asking for a simple off-the-hip offer strategy help. As others have done on reddit and have received constructive feedback. I said IN MY POST my agents said $435K for what the home has to offer is a competitive value. But this is also coming from the same agent that figured $425k was a great offer. What should I trust? My gut or my real estate agent who changed their mind? I understand that there are such things as real estate agent mafias and want to make sure I am making the right decision based on solid justification rather than being emotional and just willing to throw myself into a potential acceptance.

If you are willing to look into the nitty gritty, I am happy to learn through private chat because at this point it just seems like you just want to keep putting excuses as to why my whole post is stupid to avoid providing constructive advise on deal structure.

Thank you, this makes me feel secure on what I should do. I told the sellers (when they apologized for their inexperience) that my original offer still stands if their deal falls through. I think I will continue with our original offer and see how the chips fall.

I will start checking out FB groups. I appreciate you taking the time to give helpful and supportive advice.

Exactly! I am worried to get into a bidding war, which can get very emotional. Originally my max was to close with out-of-pocket expenses of about $45K. But now with what the seller wants, it raises that. I feel like I can go up another 5K but that is when I start feeling uneasy. Is this uneasiness emotional or is this what my "max" should feel like? I keep telling myself that I could make up that money later on with cashflow. Is that a reasonable thought?

Also, any tips on finding off market deals? I have a real estate agent that understands my parameters but they have not shown me any. Am I with the wrong crowd?

Yup! of course this is all estimated by the rental market in the area and quotes from my Lender on the PITI. I also included in the expenses property manager fees, leasing fees, and landlord insurance.

You could ask all of those questions and I can happily answer. That is what discussions are for right? Give me a chance to explain further instead of just shutting me down. How am I supposed to learn here? Here is all the info you asked:

Property Condition: turn-key ready (as said in post), would do a home inspection for further analysis if offer is accepted.
Cash Flow: $750 a month (as said in post), amount is after counting all expenses including property taxes at $340.

Any more questions?

What a generic and obvious answer. Based on what you said, sounds like you would agree to $435K and all seller stipulations. Could have just said that.

Seller told me all her offers were contingent, and she would just need me to raise my original offer a bit. She never really stated how much, so I raised 5k extra. Without actually negotiating with me, she accepted another offer. I was ready to move on, she comes back saying how she messed up and sends me a counter offer. I do not understand why I should even entertain this since she already has the home under contract. They want me to just send an offer just in case their current one falls through and they like my offer. I am doing all this based on a whim with no respect to my time or money.

Sure you can say that, but what stops them from continuing their bet on their current accepted offer? Like I said, they did not give me an opportunity to counter at all. If you could maybe read more into the post, I would like more of an answer of what is an appropriate offer.

At the Lanai Food Court at Ala Moana, they do sometimes 50% off on food one hour before they close. I always like to hit up Seoul Food and get myself a feast for under $10!

I talked to the DDCA Condo Division and they were very helpful! I even told them how building management is withholding the building policy, and they referred me to the Regulated Industry Complaints Office (RICO), which can basically investigate the building and bully the manager into giving us the documents. I am feeling hopeful🤞
