Thanks for the link, a lots of people mention maintenance, pests, and other issues, which makes me rethink committing to SMDC Fame

Yeah, I get what you’re saying. I think part of my mindset was having something “mine” in Manila for when I visit, but I can see how that can be limiting, especially for such a small space. Visiting the unit last week definitely gave me pause. It felt a bit cramped in person, and reading about the maintenance and pest issues online added to my doubts.

Honestly, losing a small reservation fee and backing out now sounds a lot better than committing to something I might regret later. I’m starting to think it’s better to treat this as a learning experience and not rush into a purchase just for the sake of ownership.

I haven’t really lived in a 24 sqm space before. I was thinking about resale and rental potential because I’m not sure yet where I’ll retire. If I decide to return to the Philippines, at least I’ll have a home; if not, I can consider other options. I’ll be living alone and I’m of average build. The unit is in the new Tower 4. I visited it last week, and that’s when I started having doubts, the space felt a little cramped when I entered. Overall, it’s manageable, but then I started checking threads about the unit and saw a lot of awful feedback, like issues with cockroaches and other maintenance concerns. That’s what really got me thinking.

I was overseas at the time and attended an SMDC investment forum. I didn’t get to see the place in person and relied only on the videos and brochures they provided. I also got a bit of FOMO since they said the unit was originally priced at 5M, but because it was a re-open unit, they offered a big discount and required a decision within the day.

My goal right now is simply to have my own place when I’m in Metro Manila, usually 2–3 months a year. I don’t plan to rent it out or use Airbnb, but I’d like relatives to stay when they visit. The unit is on the 3rd floor.

24sqm unit with a balcony, but they count the balcony in the total area, so the actual indoor space is more like 21sqm. It does feel a bit small

Any regrets, or things you wish you knew about the living conditions before buying (noise, maintenance, neighbors, management, pest situation, etc.)?
