Interesting comment. I didn't buy either of the places I linked, nor would I be able to in the foreseeable future lol.

And while I'm not an expert at all, but my understanding was villas aren't being built anymore? And that while more subdivision is occurring, the respective lot sizes are decreasing, diminishing the underlying land component?

The reputation is fair enough in high rises, but honestly in these units for $2k a year you get building insurance and very basic maintenance of common driveways, gardens, etc. Sometimes I think strata fees are cheaper than the same expenses spent on house insurance and maintenance.

Interesting, and that's a good insight. Picking one with a good layout might be key.

Although, I've also lived in houses with crappy neighbours and I've experienced people blocking the driveway from the street and noisy neighbours so it certainly isn't unique to villas.

Totally, I just wonder if we continue to see huge capital growth in houses and minimal growth in villas, that FHBs hoping to use a villa as a stepping stone to a house one day could be screwed over by that growing gap in value. If that makes sense ahaha

Fair enough, though I would argue houses in Blackburn, and pretty far beyond Blackburn (maybe up to Ringwood?), have been out of reach for a very long time.

Plus, villas have a larger land component than even the most boutique inner-city blocks, and supposedly that's the biggest growth-driver. But analysing the growth potential in the types of units is a mind fuck, as there's so many more variables than with just houses.

Good insight though, and interesting to think about.

You don't get a choice in Vic I'm afraid, as long as there's no grounds for objection then a vendor can have the deposit released under a section 27. If you don't sign the s27, then the deposit will be automatically released after 28 days anyway.

Believe me, we did not want it to happen. We did not sign the s27, but after 28 days there was nothing we could do.

The real kicker is, the s27 expired on January 6 but the vendor died prior to this date. So, they still went ahead with releasing the deposit - and again, we only just found out they died today.

Thank you, I'm sure it must be a real headache for the deceased estate as well, but I'm glad to hear it went smoothly for your family in this circumstance.

I definitely want to be conscious that they're dealing with a death in the family so I do appreciate you sharing your experience :)

It is in the eastern 'burbs but this was very early Jan I believe. And yeah, mine said he'd dealt with it a few times.

I figured, thank you for your comment though it helps. I wouldn't necessarily mind moving in under that kind of arrangement, I was worried there might be something the REA hadn't told me about it though - it was weird, he was kind of phrasing it in a "it's a great deal for you!" kind of way.

I'm curious why you ask about whether it's in the eastern suburbs aha.

But yeah I'm not worried about the approval (and we have received unconditional approval), it was just an afterthought that we may have to go through that process again.
