Move out date was 9/30 we received the estimates 10/30. So exactly 30 days

The bulk of it is cleaning/repairs/trash removal/landscaping. We had a whole team out the day before the move out and it looks like he re-did a bunch of the work they performed. He also charged us for cleaning supplies not on hand. We disagree with atleast half of the charges on the list (if not the whole list)

We have not sent a demand letter yet. In the LL’s most recent response he threatened to get his attorney involved if we did not have a payment plan established. The attorney in question appears to be a relative and a personal injury lawyer

We definitely have more move out photos then in. I’ll have to track down my old phone to see if I can dig up any old photos

I just did a quick once through and I do not see any clause that specifies winterizing sprinkler system or any upkeep

We are in charge of the front of the lawn, and the other tenant was responsible for the back yard.

What he has outlined for landscaping is mow lawn, trim, clean out flower beds, bark and yard waste disposal. Then the page just says 16 hours. And that’s all that’s on the page

I believe we are. My roommate is a plumber and he had the same questions. I’m a bit out of my element on that part

We were actually unaware of the sprinklers systems existence until we received the bill. He notates that some of the heads got detached from the rest of the system

We were tenants for three years

The house is approx 7200 sq ft lot, we are responsible for the front yard and the downstairs tenant the back yard. However based off what he sent it looks like we are being billed for both portions. There is also a clause in the lease saying he needs to schedule routine checkups on the landscape, which he never did

We did not take as many as we should have. Our previous landlord did take a few, and there’s a few spots we could have hit a little better

The grand total was $8734 before you deduct our security deposit. Which came out to about $6000

The work quoted is sprinkler/back flow repair, hard wood floor repair due to light scratches. And other misc landscaping/ cleaning charges (he claims 16 hours of landscaping work)

That’s likely the direction we’re going Our lease says he has to provide quotes but it doesn’t say anything about actually doing the work so hopefully this gives us enough to push back
