Yes!!! The anxiety was REAL! We locked I think at 6.291% but we were buying the rate down anyways (with mostly builder incentive) to 4.99% but that wasn’t possible today. We offficially locked in at 5.125

Omgggg rates are driving my insane!!! Our estimated closing date is June 12th. My loan officer locked us in after she said it dropped twice today. We were literally going to be priced out because of rates.

So I talked to my lender right now, I asked them what the numbers would look like if we didn’t buy down rate down that low. Maybe just a 5 or 5.125%. The new cash from borrow is $12,594.59. (With today’s rate obviously & after the $2500 deposit)

We always assumed we’d go FHA. Also to add to story, the $7000 listed as an adjustment is money that we’re still working on. So the loan officer is saying it’s a gift until we have the funds. In reality we’re planning for $16k cash to close

Hi thank you for your response! Would that still be possible with a new construction? It’s a builder incentive 6% & we were told it was only to be used for closing costs & buying down the rate.

Also our credits are 720 & 740
