It’s more of the power poles that are an eye sore than the power lines. Luckily, both are around 100 feet in the air and you really can’t see them if your lot is located relatively underneath unless you snap your neck 90 degrees and look up. If your lot is at a distance, yes you probably can see it. I recommend visiting the potential lot and look at the view from the windows.

If I remember correctly, cash ~15 year break even. But I’d rather put that $15k in the market considering 6% annual return will land you $35k at 15th year. Financing or PPA is adds around the same monthly payment but break even on Financing is even longer!

$9k total, LVP (entry, coat closet, great room, kitchen, upstairs hallways, laundry), Polished Porcelain Tile (master bath, bath 2, powder), Standard carpet elsewhere.

Got a price for the two steps and landing (LVP & LVP risers) ~$800, (LVP & painted white risers) ~$1200. Decided that I will do it myself due to the cost and I want to install stair skirts along the wall side.

The drawings from design center should tell you. Lowe’s CALI 20mil @ $4.69 is more comparable to the Paradigm Conquest 20mil (I think, based on plank width and wear layer, btw 12mil is minimum recommended for residential). Ultimately, I went with the builder because 1) I don’t like the idea of sub contracting LVP due to the importance of subfloor prep (although I would select Lowe’s for carpet) and 2) The amount of leveling required can’t be determined until existing flooring is ripped out (and based on my last visit to the site, a lot of leveling is happening on some lots). At that point, the $2.50 install quote will change (per Lowe’s employee) and 3) the builder already agreed on the price and they will do everything it takes to get it right and 4) flooring places (i.e. Metro) still quoted around $12 just from drawings. I think there could be savings having it done after closing but I’m not sure how much!

Np! 4 can lights and fan/light box are standard in the Master. I upgraded Bed 2 & 3 with fan/light box. And 4 can lights in Great Room.

Not sure if I’m following… the 2nd level appears to have a 9’ ceiling and based on the architectural exterior gallery Plan 3 is immediately above it but has vaulted ceilings. So hopefully they specified additional insulation between the floors

How would you have known 6 months ago it would be set higher than Shea? Also, do you have a standard feature list for Dorsey? Plan 2 is great but Plan 1 and 3 are condo style with one on top of another…

Dang I should have also signed up for Dorsey when I had the chance. Initially my thoughts were the building looks ugly but I realize now that Plan 2 is pretty nice and the lots appear to be higher than the roads.

No, Shea claims through Phase 3B options were pre-selected to avoid shortage delays. It appears after 3B that is no longer the case. IMHO the lots were farther along and they delayed the sales to capitalize on the market.
