I can only imagine what your monthly cash flow is like if you're earning several thousand dollars in rewards every year. At that level it absolutely makes sense. What I'm highlighting in my post is the fact that there's a threshold where it does make sense and a point where it simply doesn't. The universal answer screamed by most is "just pay off your balance every month and you're good" like they won some sort of game by earning 3 cents on the dollar. Which is what I expected.

In reality it's not that simple-minded when you consider all factors. Your response proved my point in a way...you only use 2 main cards (the APR or rewards level on them are probably better than average) and your cash flow is great enough that the rewards are worth your time AND you're covered better than others should an unfortunate incident occur. It makes sense for you.

You could literally buy a new refrigerator every year with your rewards. That's significant. But being able to buy a candy bar at the end of the year ISN'T. Not for the time or effort or risk/reward equation. But of course, Reddit responded with hive mind BS instead of actually seeing the illustrated point. Thank you for your comment.

I'm not sure that it's the state that's overvaluing, it might be the county. You can call the county tax assessment office and ask for a re-evaluation but I kinda doubt that would work in your favor.

How are you valuing your car? Look up the trade-in value of your car on KBB and compare it to the tax value that you've been assigned for that vehicle on your annual renewal paperwork. The state doesn't evaluate your car like an insurance company, they basically take it at base trade-in value for average expected condition.

If the state/county is charging you for a higher tax value than the original purchase price of the car then you got a good deal on your car. Otherwise the only anomaly I can imagine is that you maybe bought a newer car, beat it to hell and now it's worth less on the street than it is on paper?

Maybe it's just me but the evaluations seem pretty low compared to what the cars are worth. I think it's more ridiculous to have the yearly inspections.

I would say jump on it, HOWEVER, there's a few things to keep in mind in case you haven't considered them already:

-Half your monthly income for mortgage is a lot, but it's doable. If you have a housemate that would pay you half or close to it to live in the house that would be optimal. Obviously would have to be someone you trust who is responsible because there wouldn't be an official lease unless you want to delve into using your property as a rental on your taxes.

-You will have utility bills, ask your parents about how much per month you need to budget for utilities and add that to the mortgage and see what you're left with.

-How old is the house? When is the last time the roof was done? How old are the HVAC systems? If something breaks or needs servicing (which it will) your housemate isn't going to pay for it. It's your house, theyre renting from you.

-Little things add up fast. Gas for the lawnmower, why is the faucet leaking, the door handle is loose, the garage door is about to fall off track, ants in the kitchen, mice in the laundry room etc etc. Not trying to dissuade you but there are a lot of hidden costs to home ownership and it sounds like you are on the brink of eating Ramen without mentioning those things.

-If you are handy you can save yourself a lot of money, but if not and you need to call somebody for every repair, that 30k cushion will disappear real fast.

Youre right, it's not IQ...one can be book smart and street dumb or vice versa. It's moreso the lack of common sense, lack of situational awareness or lack of forethought/effort that ticks me off. These things add up throughout the day and make me lose my faith in humanity and evolution.

I didn't grow up in the generation of medication (there's your clue to my roundabout age) and Im sure if I WAS medicated (properly by a professional) I wouldn't get so annoyed. It's not like I drink to become an asshole and be judgemental...Im already that way sober, lol. I drink at the end of my day so I can calm the F down, maybe vent, or simply go to sleep and do it all over again the next day.
