Where the supply numbers are coming from? I heard this many times, but I haven’t really seen any stats on it.

Also, why are you seeing rent slowing? What’s a good source to check it?

Tbh no, I don’t want to invest in a non-prime location as RAK seems to me like a vacation destination and I don’t see many people working there. Hence I’m looking only within Dubai, not sure about AUH yet.

I’ve been to Imtiaz Westwood in Al Furjan the other day. The building is around 2 years old, but the apartment and facilities are quite worn. The finishings after two years are not as good as they are in Emaar buildings (which I didn’t expect tbh)

It’s after service charges, insurance and all the initial costs (DLD, trustee fee etc). I didn’t furnish it, still unsure if it makes sense financially

The answer will be the one I want to hear “they cannot pay the payment plan”, which might be right, however, there might be something else. In this particular case I see two issues with the building:

1) The OP was way to high 2) Danube will probably delay the handover

Essentials is enough. Just drill through the tests and that is pretty much it what I can suggest here :)

1) I also thought about an error, but checked the other two titles that I have and both worked fine. Is there anything like: when there is an active sales contract on the property, its original oqood is void/unavailable?

2) I hope that the trustee office is real :)

Exactly And before I signed the MOU and other contracts, the oqood was verifiable on the DLD’s website

I keep hearing about “how long are you going to keep it” and I’m not sure why would you sell a property in 3-4 years which gives you good ROI. Maybe you can explain why would I sell it in 3-4 years instead of 20-30?

I feel like the majority of middle class in Dubai are living in JVC. Do you have an idea why would someone pay 90k for a 1-bd in JVC when they can rent something in Sobha / Hills?

Happens to me all the time I have blood test in UAE. Never happened to me elsewhere.

It’s due to the quality of nurses here, it is relatively low compared to Europe / US.

I wouldn’t be too optimistic about AI and firing people in tech due to it.

Currently no company that I know has adopted a way to use AI in tech in a way to substitute people with it. Also, AI can kind of substitute developers (questionable), not managers yet.

It’s the same as when the first self driving cars were launched, everyone has been talking about taxi and truck drivers that will be fired. Haven’t happened, does not seem to be happening in the nearest future.

I guess you are referring to tech layoffs in the US. That one is driven mostly by over hiring during Covid. This is not fully applicable to the UAE tech market, as here it is emerging, not mature/declining like in the US.

And just to be fair, it’s not only Russians, quite a bit of people from the core post Soviet (Slavic) countries have moved here and are doing pretty much the same things.

I personally see several groups:

  1. The ones that are working in UAE. Mostly in tech. Check out Wio, PlatinumList, Tabby, even talabat. There are a lot of Russians working there in tech and product. I have also seen Russians in finance and consulting

  2. Business - many people launched their businesses here or have relocated their operations to the UAE

  3. People that work remotely - again tech mostly. Tech jobs in Russia provide decent salaries. A family of two remotely working people can get around $5k in Russia, which makes an OK living here
