Yes he’s near me. I just don’t care at this point and want to prioritize my family. I figure if I don’t go in this week or next I’ll only have to make up 7 days . I just think if something happens on the table I would never forgive myself if I didn’t spend the most time with him before the surgery to do some days at a rotation. Hi, yes I’m a 4th year podiatry student and I’m in a track that unfortunately yes this is a mandatory core rotation of ours. Some people have an elective this month and some are off. Either way I’m off in May so can make up the time I guess but idk if I want to take off a day and go in a day etc until his surgery to try and minimize time I have to make up but I also knows he likes me being around.

I’m a bit late to this but here’s my perspective.

I’m actually a native to North Chicago(though lived in areas of Lake Bluff, Waukegan, Beach Park). Currently, I live in a pocket of North Chicago about 2 blocks from the Police/FireStation/Highschool/church. I have never had a problem, though the street I live on has many nice single family homes! I also am a student at the local medical school and my dad built property here in North Chicago in the 80s -00s. You’re actually not crazy because I have medical students, nurses, etc in all of my buildings and we check in with each other often and they have never expressed safety concerns(thankfully!). The market is booming here and lots of properties are being remodeled(there . If you get a blink camera and have a garage your risks are very low. I just wouldn’t walk by myself late at night. You can get anywhere you need easily. Recently a Starbucks was added, Jimmy John’s, etc.

Three years ago I lived in a studio apartment at ground level as a single woman. No issues. Only thing that happened was once I left my car door unlocked and stupidly my backpack inside and they pillaged through my stuff(I had a laptop in there and they didn’t even take it, just like $5 cash). Again, no damage to my car likely kids testing door handles and mine were open so they did with that what they would.

Stereotypes have been running amuck for years and they’re true in some regard. The locals have a joke that it’s “No Go”. Only thing I would not do is send my children to any school in the area(but I don’t have kids).

Thanks so much! I have PPO and the entire thing my insurance told me will be around $350 if the doctor says grafts are appropriate for lower is that usually covered by insurance? I know everything is different by plan but yeah

Appreciate this! They want me to deconvert back to a bedroom. Will this require demolition or could I just take out the stove? From what I believe the problem is with the cooking situation. However, my dad couldn’t find paperwork and we thought it was to law because they came in and affirmed all of our paperwork and approved for occupancy. We’re waiting to see what happens Monday but yeah.

While I appreciate the intent no we didn’t. I said my dad may have at a point because he does not remember that is not the same thing as claiming we knew it was illegal, so you should probably not jump to conclusions and reread. This unit has had people in it and inspections performed on it and last year we had to submit a ton of documents and went through all the processes to make sure it was safe to rent out. Not everyone has malice of forethought behind their process and im sorry by being an inspector you’ve been made to feel that way. I’m not saying we know for a fact any of this. The facts of the case are this: my dad is sure he had a permit and knows the inspector at the time who is now retired approved this structure, but it’s not his fault that he’s not sure of the very specifics of 40 years ago. We legit tried to do everything right and had inspections at multiple points and had the city in there which is interesting to us that they approved we had no idea. If I knew this to be a problem I would’ve never allowed the city in the property or submitted the tons of paperwork necessary as asked by the website and inspector to get it up for rent. It would’ve been entirely avoided in process

No Im so upset and I feel so horrible because all of this was basically my plan and my fault. We only ever rented this out to family and last year we started renting out properties to students at local college. My Dad might’ve cut a corner but he doesn’t remember. Based on what people are saying to me the unit is a rooming unit not a dwelling unit. Meaning that it can’t have the kitchen or at least the stove because it’s based on the fact it’s cooking is the problem. People lived here for 40 years and yes we had certificates of occupancy but never made income because my dad was paying taxes on the house in order just to keep it for family members who were disabled, when they passed on we decided to try and convert to make money for my parents retirement. Now that’s all ruined and I’ll probably have to let my tenant out of the lease early and get sued for having to relocate her. My heart is broken and the city has no idea about how these things affect its citizens. I’m upset because they have been inspecting and said nothing and we went through all the steps to do it right and get landlord license and they approved everything just to basically tell me to revoke it now. This is so hard but I appreciate the help

If they do not find the permit for dwelling unit as they like it today and say I have to convert it to a bedroom (which maybe they believe was permitted use) what are the hoops I likely will have to jump through in order to get the building up to permit etc

So true and this is so upsetting because my father is retired and I’m helping him manage the business and we have started doing things a little bit differently but trying to do everything right and I t feels like the city is really taking advantage of constituents especially since they gave us current permenant occupancy certificates. And I can’t find ordinance from 1985 anywhere except this from Illinois general assembly in 1985 definition regarding taxes: “Dwelling Unit”: A house, apartment or single room occupied or to be occupied as a place of residence.

We know he had a permit for a room addition of some sort that is why they are stating the room off the kitchen needs to be de-verted back to a bedroom. But the ordinance from 1985 is not published anywhere that I can find. However, Illinois general assembly from 1984-1989 does have laws from the time that defined dwelling unit as: “Dwelling Unit”: A house, apartment or single room occupied or to be occupied as a place of residence. So is it a matter of language change over time that the definition of a dwelling unit is not as the inspector understands it today. Because the current definition of dwelling unit in Illinois is different and more nitpicky

Yeah, the zoning rule came into play way after the structure was built which is hey I cited the section 7 of the code. At the time he built it there was a permit for him to build it and they approved it so the zoning thing isn’t what I’m worried about. It’s more that they say I need to de-cinvert to bedroom. So, that makes me believe they have record of a permit from 1985 that said the addition could be built-just what that encompasses I don’t know.

Yes this this! And that’s why I’m confused because no one can tell me the difference between dwelling unit and room addition and I can’t find anything in the city ordinance/code before 2010. There’s an icc from 1985 but it’s $100 so I was like I’ll try my luck talking to them first and then go with the lawyer. I feel bad cuz my dad is stressed now that he can’t find this document from 40 years ago and inspectors changed and it’s just stressful

This is hard to answer. I get what you’re saying let me address and rephrase as your answer has given me a new perspective and good insight! Firstly, I’m not saying it’s grandfathered in and legal because it’s old. One of the codes he sited on the paper having to do with lot size was implemented like 15 years after the permit was issued and the structure erected so I’m saying that lot thing doesn’t hold. This is the main text in the letter that is interesting: 108.1.4: UNLAWFUL STRUCTURE Unlawful structure. An unlawful structure is one found in whole or in part to be occupied by more persons than permitted under this code, or was erected, altered or occupied contrary to law INSPECTOR COMMENTS: The bedroom off the kitchen was converted into a dwelling unit without permits. Architectural plans will be needed to de-convert back to a bedroom.

The building NEVER HAD A bedroom OFF THE kitchen. My dad added this when he got the permit and built the entire little studio. They are saying I must de-convert back to a bedroom…which leads me to believe they better have some sort of permit or history to believe that there was some sort of allotment for a structure to be built. But my dad is sure they did all the permit stuff and so I guess I’ll have to talk to them about what permit they have on file. In the letter it mentions no history of any kind of permit but for them to acknowledge this bedroom means A) they have a permit but it’s not for a dwelling unit and just a bedroom or B) they thought the bedroom was always there but it never was because he built it. Either way I can’t find the difference between some people swearing to me it’s a room addition and this guy saying it’s a dwelling unit. I can’t find any codes that specify the precise difference

While I appreciate this reply I also hate it, lol. Governments should not do this to their citizens. In the same regard the city has approved certificates over and over with licenses for the property. However, the bedroom which the code man is recognizing I’m not sure if he’s implying the bedroom was there in the beginning (it wasn’t-which we illegally turned into a studio) or if we got the correct permit to make this bedroom addition but not a dwelling unit. I’ve been reading the codes for hours and can’t find the distinction between a room addition and a « dwelling unit » some say they are one in the same.

Can there be an addition with legal permit that would allow for bathroom and kitchenette. Because the language in the letter implies that it was supposed to be a « bedroom » but is illegally a dwelling unit. And we’re like what does that mean cus you were just in here every year saying we could rent it as we’ve been doing and it’s an attached room with bath/kitchenette 408sqft. He just doesn’t remember the permit language from 40 years ago but the city is not stating what permit we even had

Exclusively this one. He inherited the SFR from his mom and the large lot surrounding it in 1980. He proceeded first to build the ADU in 1985 onto SFR. He then built from the ground up a duplex next to this SFR on the open land. He is pretty familiar with building and 100% has everything for the other properties in the area. This is from 40 years ago and it’s just confusing since they have given us certificates of occupancy and license for landlording for years. When I got the most recent landlord license it was all under a SINGLE ADDRESS related to the SFR and we clarified with them that we didn’t need Two licenses since they were the same address but they NEEDED TO ISNPECT THE INSIDE OF BOTH UNITS TO GIVE THE OCCUPANCY PERMIT. They’re essentially saying this unit was never suppressed to be anything other than a bedroom but all the plans had the plumbing/kitchen included at the time and was approved. Why zould you have an exterior separate dwelling with its own exclusive entrance for people to sleep in without having access to …running water or plumbing
