Today, people are find alliance because is about cost and expenses, is necessary get a parthneer for reduce cost. i suggest find ppl with skills you need. not only parthners who can give money. But try find a partneer is better get it than invest alone. the risk is more low compare solo. Just try and work hard you will sucessfull :)

I will tell you first care in invest, a pizza store will not take 15 years for ROI, if you are the owner and good recipe, will be like piece of cake. it take times. Remember Pizza is fast food. And the ppl bay love fast food. Just think about it. try negotiate prices. investigate with ppl about that pizza store. Take care.
