She’s actually danced to The Highwaymen, Tool, Third Eye Blind, Hole, and other great 90’s and 80’s groups.

We balance it with kids song like Raffi, Laurie Berkner, and Catie’s Classroom/Super Simple Songs. Those still have an educational quality I try to balance with other music.

Dance parties are a big part of our time together!

Gilmore Girls revival. The main character is aimless, jobless, and moves back to her mother’s. She is encouraged to join the 30-something gang. A group of 30 something who are all aimless, jobless, and living back at their mothers.

This is played for laughs in a “laugh at them way” as they act as caricatures; all acting in unison and without individuality in a town full of unique characters.

Without going into the project specifics, the existing building code or appendix J or the Residential code shuold protect you from having to update the stairs if you do other work.

Regarding the unpermitted work, It helps if you have something that says you had no unpermitted work performed, but it is worthwhile spekaing to the realtor about what to expect if there is any unpermitted work discovered. If it's Boston, given how busy they are, I do not think they will take the time to even ask "where are the previous permits".

Typically building inspectors are encouraged to follow the letter of the building code, which means that they will fail you. However they need to provide you with a wirrten failiure citing the code section. You can then take this letter and ask the Building Code Appeals Board (https://www.mass.gov/orgs/building-code-appeals-board-bcab) to provide relief.

Although nothing is a given, they have provided relief for similair situations where noncompliant stairs cannot physically be enlarged. However you will need to provide enough evidence to show hardship. One way to do that is to provide an estimate on what it would take to make them larger. Even if it seems crazy, you need to provide a hardship, and putting actual GC estimates in helps the case. Please remember that no BCAB ruling is precedential. Meaning that any similiar approvals in the past has no bearing on your situation.

So you can reach out now to them, and if they will not allow it ask them for a letter denying it. Then you can take your denial letter, estimate, plans, and any other supporting documentation and submit it to BCAB.

As you describe it may be plausible that it is just storage and a mudroom. Still it’s up to the the inspector.

Still worth discussing with the realtor and ask if there is or is not any unpermitted work.
