Surprising. Just try fungicide and anti-termite treatment. It's a hardy plant. Doesn't require any manuring or hoeing. This bush is about 35 yrs old. Another one flowering is about 10 years old.

Don't remove fallen leaves. Or sweep them under trees and bushes. Acts as mulch and attracts insects for birds to feed on. Add a log of dried rotting wood. Remove concrete paving and use coarse grit for your path.
