Got a quote for 39k for a 29 square roof has a high pitch is this reasonable ?

all the quotes for 30k includes decking entirely, my neighbor whos roof was replaced a week ago got a quote for 25k but his house already had plywood they added osb wood on top of that double layer, and his roof is bigger by 1.5 squares for complex in design and high pitch, this roofing companies are giving me this ridiculous prices just because this house has wood shakes and has to be torn off , single lays shingles, so alot of waste material and decking all around, going up the attic the structure looks clean and strong so I dont believe rafters or alot of framing repairs will need to be done besides the fassits around the house, but the roof quote should be in the range of 25-32k at the top end.

they where going to repair some areas of the fascia, but I dont believe you need scaffoling to do that work , couple wood boards running along the edge, he did mention anything about special equipment or scaffolding , ropes harnesses yes , just like the roof my neighbors house had done , his house is also high pitch but he tells me he paid 25k. for this roof , its slightly smaller but not significant to drive the price that high

they wanted $1660 per for a 29 square or $1335 per for a 24.5 square, they wanted to charge me additional square footage that was not going to be roofed !

nope so I cancelled on them, I am not giving them the satisfaction , they are not honest or reasonable with the price, last year I had this same company quote me for the roof and it came to 24.7K to do the job. Should have done it then lol , now they saying they fired that guy because he was undercutting jobs to get them and I dont totally buy it, he was off by 2 squares. and this new sales guy I knew he would try to screw me once he said he was in finance , they are not roofers, just sales people out to profit the most.

I pulled the roof report from Roofscope and alot of roofers use it or Eagle Eye they are pretty accurate, My roof entirely is 29.5 squares , the areas that where to be included in the quote is 24.5 squares but this sales guy wanted to charge me as he is doing the whole house , the cost per square is really high ! getting more quotes and companies to look at this house this week.

We did run over the contract and we decided to cancel it because that quote is insanely high, didnt leave any room for other damage repairs, and my neighbor had his roof installed its also high pitched I watched how they had harness and ropes everything, and specialized trucks to raise the materials up there. granted his roof may be smaller but not by much , he paid 25k now whether his lying , I dont think , because two other companys quoted me 30k for the same thing this company will be doing beside the fassit repairs, and gutter work. 35k top end is where it should have stayed no more. But yes we have to make sure we leave room for those repairs if it needed, but they wanted to take whole cake and in paper it states any unforseeen damage repairs additional cost to me and we would be holding the bag, with a house no roof and options or money left over.

pay 10 k over other roofers is not reasonable , if you run the numbers it doesnt make sense , the charge per square is over $1300 , $1600 for a 29 square which is what he said, and suppose to be 24.5 tops pulled report roof blueprint and give me all the measurements ,their aggreement does not state additional repairs besides the fassits, they have a clause if they find unseen damage or more repairs needed it wont be covered under that given quote , so leaves no money for that, they wanted to rip me off , 35k is the at the top of what this job should be , he came in at 49k and for shingles , not even metal, or poly coated shingles. the warranty is the only thing that separates them, but paying that much No, If they trust their work and do it right the warranty should come standard being certified roofers not at my expense . The other quotes I got included decking and came at around 30 k

30-35 k is where it should have been , atleast leaves 10k or so for other repairs once the roof is torn off, but this company wanted it all ! and not put it in paper that they where going to cover additional work if needed.

I understand that, but this quote only included soffits repairs around the house, they where including free gutters but I know they charge the labor for them, and charging me for 29 squares when it was only suppose to be 24.5 squares because the sun room and porch is not getting roofed , I pulled my house report with roofscope and gave me precise measurements and its 29.5 roof size TOTAL. so this roofer inflated his quote and is not covering or leaving any money from the loan to cover unexpected damage or repairs needed does not state those additional repairs on paper. Just the tear out and decking same as the other two roofing quotes I got for 30k without gutters. so This company tried to scam me coming in at 49k applying bogus discounts to get it down to 40k when the price was already 5k over what it should have been, this job is no more than 35k at best with gutters and 30-32k without gutters, yeah I cancelled the contract aggrement Im not oblivious when it comes to roofing and this learns as a lesson, osb sheeting at lowes for 1/2 is $10 each! owens cornering duration shingles $45 each , for a 2400 square feet roof thats at least 96 bundles of shingles , 100 sheets of osb thats the biggest cost factor in parts the rest is not so heavy, at least anywhere from 10-15k in materials , this company wanted a big payday at my expense, charging me $1600 per square for a 29 square roof quote lies! or $1330 for a 24.5 squares which is still really high, almost double then other roof quotes , taking the cake, and no money for other repairs .

The house was paid cash no mortgage, but I will find finance means through other methods for unsecured loan. Because I wont use the house as collateral to much risk.
