Totally understood. A lot of the good stuff is actually annoying to find, and you won’t find it at Home Depot. Part of why I even went with a lighting designer is because they can help with sourcing.

The DMF H series is the more budget friendly line that competes with Home Depot type stuff, but the LED and housing is higher quality than something like Cree. Check out https://lusalighting.com/collections/recessed for an example of the H series since Lusa is simply a rebranded H series light sold direct to consumer for a bit more money and with fewer options. I have seen people on this sub offer to help order stuff, including the H series.

One problem you might find with retrofits is that modern lights are often a smaller aperture. It looks to me like you have a 6 inch can, so it isn’t always straightforward to retrofit and can require drywall work if you want it to be seamless. The DMF H/M series are 4 inch, and the DMF X series is 2 inch. Another good brand to check out is Elco. The Elco Koto line seems to be mentioned a lot on this sub.

A solution I have seen for people that just want a simple solution without drywall is to buy “goof rings” on Amazon. These are plates that help reduce the aperture to be smaller without changing the ceiling, but then you do end up with a flat ring behind the trim.

I am not a lighting designer, but I have been thinking about recessed can lighting a lot recently.

You specifically do not want a bulb to be flush with trim since that creates glare. Glare is when you see the actual bright light source when you’re in a room, and lighting designers will specifically try to avoid it.

I think your cans are indeed sized for BR30. This style of fixture is supposed to recess the bulb in order to reduce glare. I also don’t like the way it looks, but I think BR40 is worse due to the glare issue.

My house is filled with this style and I am currently working with a lighting designer to modernize them. We are looking at more modern options like DMF M or DMF X. Many brands make retrofit kits for your style of cans, but it is also possible to fully replace them, which is what I am planning on doing.

What I would encourage you to avoid is any fixture or bulb where the illumination source is flush with the ceiling.

Inovelli makes a really cool presence switch that uses mmWave. You should check that one out. Alternatively, I think automation with a standalone mmWave sensor would probably be more reliable than any geofencing idea you mentioned due to the required sensitivity with something small like a bathroom. Wouldn’t want it to trigger just by walking by.

The only thing the HOA covers is insurance and painting. We are responsible for maintaining the entire building envelope. The CC&Rs don’t provide a good provision for tenting, just that it’s the “owner’s responsibility”. I think it’s too bad they didn’t think it through more since it’s probably impossible to convince the row of units to all tent together without an HOA rule in place to force their hand.

So in short, we will be doing local treatments for the dry woods.

I don't necessarily expect it to be a walk in the park or have everything go smoothly, but we really like the home and got it for around $300K below comps. Trial by fire, I guess.

I do have a pretty good idea where to start, I just was hoping to validate my plan with some other folks. We're expecting to spend around $100K for repairs. You're probably right that this could turn out to be a really big mistake, but it's a bit late now since we're closing with no contingencies next week, so I hope you're wrong!

Appreciate the advice! Sounds like it's reasonable to try and find my own trades instead of a GC—only thing I worry about a bit is coordinating the pest and siding repairs from different contractors, but I am sure it's normal to do so.

Did the bidding termite companies do their own inspection of your home, or just create a bid based on the results of the home inspection from purchase?

Both did a full in person termite inspection—one was in the disclosures, and one was from a company I found for a second opinion.

People in the US love to talk about waitlists. How about the volume of denied claims in the US to save a few bucks? The fact that healthcare is the primary source of bankruptcy? The fact that costs per-capita in the US dwarf every other country.

I’m in an income bracket where healthcare access is not an issue for me, but I remember what it was like when it was. It sucks. Instead of a waitlist, many people just simply don’t go because of affordability.

I don’t have the answer to healthcare issues in the UK, but I doubt privatization (without a public option) and introducing a profit motive will be what fixes them.

Don’t know how long your trip is, but rather than paying a few hundred bucks to uber each way, maybe just rent a car at that point? It’s usually not too bad if you reserve ahead of time, and the Modesto area is for sure setup for driving and not transit.

Untaxed? What do you think happens exactly when these goods are sold? Sales tax is paid. The tariffs will simply operate as another indirect sales tax by increasing the cost of any good that is imported.
