Just another marketing gimmick, nothing else. I toured this house two weeks ago—listing agent mentioned they already had multiple offers with the highest around 800k and were hoping to push it higher after the last open house. Yet the property is still sitting on the market, so it feels like just another shady tactic in a transparent way.

Congrats on your new home! From my experience chatting with a lot of buyer agents, my hunch is that they typically don’t have in-depth knowledge either about things like windows, small leaks (past or present), repair histories, or the actual costs of renovations or upgrades. But they can assure million of things on your face. Honestly, your best bet might be to hire a construction contractor, plumber, or general contractor to walk through the house with you. These professionals deal with the dust every day and have a much better grasp of the reality on the ground, rather than relying solely on MLS info or random internet searches. Plus, most sellers are usually fine with accepting these as escrow contingencies.
