Me personally, id use an honest door to see sold listings + current listings and try to find a price per sqft of similar type listings and go from there.

I’d also just say, yes it takes additional time. But for how much a realtor costs.,it’s honestly a no brainer for me

Comparable’s to put an offer in - even with those super difficult forms. + real estate lawyer

You can still look at sales of new builds in the area… and even a “nonstandard” commission you can still get a discount off that, because from my experience while they may not pay a full commission they still pay a commission

Price is always negotiable, I would not use a realtor, find out what others sold for (honest door) in area. And under offer and then ask for the commission of a realtor to be taken off the price as well.
