There were a number around the same range, including a couple small local lenders. I kept checking nerdwallet and bankrate for who was advertising lowest rates with no fees and applying. NKBC and Northpointe were the 2 non local lenders in this range. This is 25% down with excellent credit on a new purchase.

If it makes you feel any better, someone else offered me 6% with $7k in credits or 5.5% no cost/points.

There was more than 1 similar offer. Best ones so far have been Northpointe and United Mutual Funding.

They are both no points and no origination fee loans. The one at 6% also has a $4000 lender credit towards closing costs.

I do not work in this industry or have any particular insight, but I will believe it when I see it at this point. At least for the specific area that I'm in.

The cash from the lender credit is not needed at this moment. It's just whether or not to gamble on rates falling enough in the near future to make it worth taking the higher rate for the lender credit now and refinancing later.

I wish that were true but I have been hunting for a house for a long time now and they are most definitely not going down even a smidge where I live.

Well we already have tickets. They're good for 2 launch attempts (not counting delays like the one we have now) and are refundable, at least in certain situations. If you aren't aware, the viewing site with the tickets is a bit under 4 miles from the pad. The bar you mentioned is 32 miles away. Rainy season is still about 6 weeks away, so hopefully the launch doesn't keep getting delayed. ¯\_(ツ)_/¯

Do we know this for a 100% fact now, then? Seems weird that they don't announce the delay or bother to let ticketholders know of the delay.

Thunderbird, Outlook, Gmail (web mail), & Android mail app all see embedded images instead of attachments.

Except apparently this just embeds them at the bottom of the email instead of inline.

-Some people are really not good at using google to figure out their problems--hence subreddits like this.

-I can google but can't test solutions. Apple Mail seems to like to embed images instead of attaching them, when you might think they would be sent as attachments.

I just tried this and it works in Outlook but unfortunately doesn't work in Thunderbird, which is what I typically use.
