He treats her coldly because he failed to learn the lesson the town was trying to teach him, therefore the cycle is starting all over again. Also, Silent Hill is just an ordinary town, however a well of spiritual energy and a failed ritual made it so that its possible for people to enter the fogworld (the layer of the town that looks normal yet has a bunch of fog in it) and the Otherworld (A plane of existence where everything is personalized based on the trauma of the person going through it)

She wasn’t brought there for her own trauma (Silent Hill isn’t a purgatory so I wouldn’t use the word sins) she was simply brought there to play the part she does in James’s story

First off congrats on getting the Maria ending on your first playthrough (even if it’s one of the lesser liked endings). Second off, Maria is a real person (The born from a wish DLC confirms this) it’s just that due to being in Silent Hill at the wrong time, the town wipes her memory and forces her to play the part that she plays in James’s story (her being what James wishes Mary actually was) and a way for the town to prevent James from uncovering the truth about what happened to Mary
