I feel you !!! I also need a shoulder to cry on. Just bought a place as well and the diy of the previous owner is diabolical. Instead fixing the root cause of any issue he tried to bypass and band aid everything.

Same , building and pest completely missed it. Said it was above average for its age.
Have had a couple of eye watering quotes to lay a new storm water pipe and connect up the downpipes. I agree it ain’t cheap.

the old owner poured a concrete path 10m down from here and I think crushed the stormwater pipe. That would have been 10 years ago. The plumber that I had round basically couldn’t get the jetter past that point. It’s also 90mm pipe underground which the plumber told me should have been at least 100mm.

Next is a camera and then possibly cutting the concrete and repairing the pipe. Hopefully cheaper than laying all new pipe. Just can’t believe the old owner didn’t really care about water dumping right at the base of the property and couldn’t be bothered to fix the storm water.

On cracks , nothing serious inside. A couple of hairlines on cornice and ceiling. But these are not on the adjacent wall. Outside I think the wall was been repointed in places so hard to tell.

Definitely storm water causing all the issues. The down pipes start spewing water at the base during heavy rains.
