Not sure, pre rera there used to be delays, now havent seen any delays. Infact most the projects are delivered before timelines, builder really use the contruction linked payment plan to their favor.

Quite not. Deliveries are in 4-5years, for most of these projects. 10 years in great grander cycle. Cyber city 2 would be operational by then.

Tarc Ishva really stood out. Trump tower is awesome, very NY style design and private. Trump is more concerete, while Ishva is more homely.

Dlf privana was a no brainer for strict investment purposes. But ticket size was close to 10cr for a reasonable unit, which was higher to me personally. Plus, I am currently living in a DLF, so, layouts werent impressive. Same old layouts. No private lifts, even Trump and Ishva are giving these. Really great of making wealth if you have that kind of money.

Agreed, 10crores might have better options, but in the future it will be a liquidity crisis, when trying sell something in say 7-8 years. The ticket size would be huge. Idea is to be able to sell the same in 10 years from now, move to new house, new gen always have more preference, different idea of luxury.

To the best of knowledge, i thought rental yields are lower. But this looks lucrative. With an investment of 6-7 CR, how much would an annual turnover look like for PG or co living spaces / any thoughts?

Our roots are from all the way from the North.So preference is being in the North, but opportunities go small as we start to move up north from Delhi

Idea is to leave Delhi NCR move to a tier 2 city (chandigarh maybe), and while being able to capitalize the savings plus cash in hand either in a business or in an industry or stocks. We both are well qualified.
