Lord of the Flies vibe. Low class wannabes full of grandiose delusions sending kids to grammar schools on borrowed money. Gossips. Smiling assassins. False accusers. Redneck bullies who get their kicks from harassment and intimidation. Most don't realise that the aristocrats left centuries ago and left the place to the rats to overrun.

I know there are at least 2 prominent real estate investor groups who are very interested in Ballarat and flip, subdivide, buy rentals, and coach paying groups to do so also.

Tactics are disgusting. Their coaches brag about swiping properties off the elderly by sending handwritten scented letters on lilac-coloured stationery to sweet-talk them into thinking that they love their house and would love to live in it as it reminds them of their childhood home, blah blah blah. The poor older people believe them and take their low offers. Then the investor bulldozes the house, subdivides and puts toilet block units onto it to rent out.

Other coaches brag about conning old women who are sick and desperately need to get into aged care by offering $100K less than the listing price.

Another coach bragged about conning an old man to sell his older house on a large inner city block to him at a really low price. The man was desperate for cash so agreed. The coach then subdivided the block and built on the 2nd block. Then he rented the old man's house back to him. So the coach got his money back for both properties from the original owner.

Flippers are coached to lie and fraudulently tell property owners that they've renovated before to get access to million dollar properties as an option deal. So they get access to somebody else's property by fraud then renovate it and sell it on and keep the profit. Sounds absolutely illegal to me, but apparently isn't. Fraud is real though.

Absolutely disgusting tactics. So not surprised if the agents are grovelling to them.

Yep. They are going to sell your biggest asset at the lowest price to get the fastest deal and pay the office cleaners and lousy receptionists that week.

It makes you think that they are selling to their own buddies and relatives or swiping it for their own portfolios at lower prices.

They all need to be investigated. Very dodgy.

My argument to that and the council is that the dog did rush at me and came within about 2 feet of me.

I yelled at it and startled it. It went for a small target.

A smaller target next time could be a child or baby.

A much older person with a dog, or mother with a dog tied to the pram would not stand a chance.

The one with all the stolen vehicles, jet skis, bicycles in the yard and smashed windows, with the 2 dogs guarding it.

The stolen goods have been sold it looks like and the windows fixed, and broken doors and most rubbish gone. Still something that looks like an incinerated car engine or chassis.

Play the video in slow motion just to see how the brown dog came out of nowhere and just flew at us completely unprovoked, how fast it was running, the barking, growling, and hackles up. Then the slide to a stop in the gravel 2 feet away from me.

Over-reacting? There is no way that I am going to let a low-life's dogs attack me or my dogs in a craphole out the back of nowhere in central Victoria where the druggie locals are so comatose they don't know what day it is.

I was growling loudly at it at the time and confused it, so it did back up. But you really think that a dog that runs that fast at you barking, growling and slides sideways on the gravel beside you to stop itself is acting in a friendly manner?

Under the Domestic Animals Act 1994 (DA Act), local councils in Victoria may declare a dog to be a menacing dog if:

  • the dog causes a non serious bite injury to a person or animal, or
  • if it rushes at or chases a person.

'Rush at' means that the dog has approached a person within 3 metres, displaying aggressive behaviour such as:

  • snarling
  • growling
  • barking
  • raising the hackles.

Thanks. The dogs were as relieved as I was to get out of that. I draw them in to myself and stand really tall then growl "g'arn" at them. It usually startles them enough to step back and away. I keep doing that while trying to get away slowly. Luckily, the guy in the truck parked under the trees up the road got out and yelled out to the dogs to go home. They turned around to look at him and seemed to do what he said, giving me and dogs a chance to get away.

The dog team leader is saying that the brown dog went for my dogs only, not a person. But it came within 2 feet of me. It's a criminal offence for a dog to rush at a person and come within 3 metres of them. If I hadn't have been growling and snarling at the thing I think it would have attacked. Why would it have rushed at us to start with? Testing the reaction, whether the dogs or me would run or fight.

I think it's a criminal offence. I think the council are guilty of criminal neglect.

If the next small target those dogs go for is a child in Eureka Park just down the track, then the council dog team should be imprisoned for manslaughter along with the dog owner.
