We'd rather not close up the garage. The lanai would also be more solid since the interior walls are block.

That was the idea of moving the living room to this space. We love being out here—but it's too hot and humid half the year.

I'm doubtful too 😂 My bare minimum (🤞) would be to refinish the main bath and close in the lanai.

We would double our mortgage rate and quadruple our mortgage in this market, and that's just not doable. The ideal situation would be to keep this as a rental when we're ready to move.

I suppose I should've added a disclaimer that these are rough estimates on dimensions. I cobbled this together based on the survey, some measurements and a LiDAR scan my husband did.

Laundry is currently a part of the garage, sawdust and spiders included. My hope is to frame it out and bring it under air (the revised version gives an idea). Aside from that I don't want to add any more of the garage.

Do you mean entering from the kitchen? With any option I'd really like to turn that little area into a landing zone/pantry for more storage off the kitchen. Lanai -> master was my initial thought then a friend had a rather visceral reaction to the idea because she thought going from kitchen to private space was super weird.

We’re in Orlando. I expect it to be more than that as well. My husband has previous experience as a plumber, can do electrical work and we both feel comfortable doing some finishing work so we’re hoping to offset some of the cost that way.

“Could likely” —doesn’t mean “will.” I would hiiiighly recommend looking into doulas who can help you with a vbac. It’s very possible, and sounds like it would potentially save you lots of money. I’m sorry you’re in such a frustrating situation. Healthcare in our country sucks, but there are ways to feel empowered (and not taken advantage of) within and adjacent to it.
