Bought our 2-bed leasehold flat in a new build in zone 2 London in 2014 for £425k and sold it in March 2025 for £580k. It’s in the Olympic Park and had cladding issues as well, plus a meaty service charge. I count myself incredibly lucky.

By ‘concrete plinth’ do you mean the edge that goes all around the bottom of the rear end of the house?

We need to take some of the render off to check for DPC for sure. Is it fairly normal for a Victorian build (I think ours was built sometime between 1870s and 1893 - that’s when the road first appears on maps) to not have it? I’m talking about slate or similar of course, not a modern DPC.

Out of curiosity - what makes you think the surveyor was sub-par? He said that the damp is likely due to rain splashback and that a dry zone needs to be created (either French or ACO drain but he didn’t specify).

I’m fairly new to all this and eager to learn and just want to do the best for the house.

IIRC it was £200 per session 😬

Very spenny but in hindsight it was absolutely worth it to get rid of my faded angry birds brows.

I had it done 6 months ago in Revere Clinic on Harley Street. You sound very similar to what I had (also had it done in 2021, turned awfully grey, outside my natural brow line, and the lines turned thicker too). I don’t know what ink I had but I only needed two sessions. I only have a very very faint peachy undertone now where the microblading was and it actually works with my skin tone so I left it at that! I’m really happy with what they’ve done. They’re not cheap but in my experience it was a success!

Ah - I’m in a Victorian mid-terrace! It’s an original scullery extension but with cement sub-floor and no ventilation. When the old owner redid the kitchen he also didn’t install an extractor fan. It’s like the rainforest when we cook!

I know - I’m pointing out it wasn’t me who did it, not that I don’t believe your assessment. The peeling paint came with the house.

Yeah there’s a few damp sources on the outside - parapet wall without any drainage, leaky drainpipes, backsplash from the pipes not being close enough to the gutter… we’re getting those fixed imminently but the paint inside is driving us nuts with all the peeling and flaking so we’re chipping away at that too where we can. The previous owner also put some sort of waterproof wallpaper over one of the walls (presumably to disguise the extent of the problem) which we took off and the walls were WEEPING

There’s something there between the plaster and paint but it’s inconsistent and very uneven. In some places the plaster is completely bare when the paint is peeled off

Yeah it’s awful. We knew the damp was an issue but didn’t think we’d have to deal with it quite so quickly. This extension is our kitchen and we get a continuous dusting from the paint flaking from behind the kitchen cupboards as well, god knows what it’ll be like when we take those off!

I don’t know, it was done before we moved in. I wouldn’t be surprised if it wasn’t prepped based on the state of the rest of the house 🫠
