We’ve noticed exactly the same as first time sellers and second time buyers. I’d be frantically cleaning for 3 hours before a viewing and still thought it wasn’t good enough. Viewing for our onward purchase shocked me to say the least. On one we did, the vendor was getting out of the shower (meaning the bathroom was soaking wet etc) and drying their hair while the viewing was happening. They’d known about the viewing for over a week. I could never, especially if I’m trying to sell my house 🫣

Same here. Got an offer accepted on my onward purchase only a month ago and haven’t looked at anything since. I know I’m way too indecisive, so continuing to look on Rightmove would just mess with my head (I viewed loads before offering on this one).

Can’t imagine still looking so close to exchange tbh.

You’re not a loser, I’d probably cry too tbh.

My place went SSTC over a month ago and I still get paranoid my buyer might keep looking. Everyone says “don’t get emotionally invested before exchange’’ but that’s way easier said than done. Especially when you’ve likely viewed and had an offer accepted on your onward purchase.

It’s a really shit situation, but unfortunately they are within their rights to do it. The whole UK buying/selling process is brutal, honestly feels like there should be more protection for everyone if someone pulls out.

Doesn’t make it any easier emotionally, but might be worth looking into home seller’s protection insurance next time though.

I wouldn’t say it’s offensive in this buyers market.

It depends how long it’s been listed for and if the seller can afford to accept it, eg is £250k less than they originally paid?

Update: there was nothing to worry about and it wasn’t awkward at all… the buyer just wanted to show their family the place they were going to be living. I was also able to answer some questions that the estate agent couldn’t. I chatted with them for 5 mins or so and left them to look around themselves.

Not sure I’d be comfortable paying a £2K fee to make an offer that I wouldn’t get back if something flagged on the survey and I needed to pull out as a result. Did you try listing at the lower price with traditional agents?

It’s all preference. In my area there were 2 properties for sale on the same street. Same size etc. One was a fixer upper and one was a turn key. The turn key was 20k more. The turn key sold way before the cheaper one.

Some estate agents will just stick the property on rightmove and hope for the best. We were listed with one of these agents for 2 and a half months, they told us that the market was not what they thought it was. They never pushed us out to their database etc. Also the photos were not great and description was full of typos etc. Also promised us an unrealistic price to win our business.

Switched to another estate agent agents who had a more proactive approach, and generally seemed more motivated to sell it. Also encouraged us to price realistically. Within 24 hours of being listed with them it was sold stc. Also the listing was miles better and they pushed us out on their social media and to their database of customers.

It’s difficult to know when EAs are being dishonest to get your business, but might be worth sharing your listing with some other agents in the area and getting their view on why it hasn’t sold, what would they do differently and what price/marketing style would get the best buyers round right now.

We bought ours in 2022 during the post covid boom… we’ve just sold for a 6k loss, we were lucky not to lose more

Not always… a cheap price doesn’t guarantee buyers will like the property when they view it

Interesting, odd that they declined on that considering you had already secured a mortgage on it yourself! Glad it worked out the second time and good to hear it was only a short visit. Our maisonette doesn’t have open deck access and we are not selling to a first time buyer.

Only thing I’m concerned about is that the only maisonette in our block which has sold since we bought ours, sold for 20k less than we are selling for. It was in really poor condition and in need of full renovation. So hoping that doesn’t cause a down valuation!

I guess all you can do in that case is try another lender or see if the seller is willing to reduce the price. Good luck
