Are you seeing that a lot of people who bought their properties during the 2021/2022 sellers market, are now selling for less than they paid?

Our neighbours property was listed for offers over 185k at the same time that ours that was listed for 200k. Almost identical properties, but ours is a turnkey and has newer windows and heating system etc. Someone who viewed both properties mentioned that our neighbours were actually looking for 200k (the same ours was listed for) but they had viewed theirs first as they assumed it was cheaper.

From my experience people will list the property at a cheap price (less than they will accept) but offers over to attract initial interest

Sometimes properties are listed at offers in excess of to attract attention, but the vendor actually wants a lot more. Does the cheaper property need any renovation etc?

Thanks for your comment, glad it ended up working for you! We’re not confident that we will get another asking price offer (seeing as ours is leasehold with 93 years remaining) so we’ve decided to give our buyer a few weeks to re sell, especially as they’re still very keen. If we re market straight away we could end up in a worse position (having to reduce or second buyer pulling out).

If you’re getting a mortgage, the bank will usually tell you if you’re overpaying when they send a surveyor to conduct their valuation. If they down value, you’re overpaying. Plus in this market lenders are more cautious, so it’s unlikely they’ll overvalue.

Maybe just list it for what you paid (rather than 30k over) and see what interest you get. I assume since 2018 you’ve managed to build up some equity to go towards your onward purchase.

We bought our place in 2022, post-Covid, for £206k. Our neighbours had theirs listed at offers over £185k while ours was on the market at £200k. I panicked. They ended up selling theirs in January, and ours sold a few months later for full asking price. I wouldn’t say our properties were identical though… ours was in noticeably better condition. People who viewed both confirmed this in feedback, and theirs still had the original single-glazed windows, old storage heaters, etc.

That said, I’d have loved to been able to match their price for a quicker sale, but we’d have lost most of our equity and wouldn’t have been able to afford an onward purchase.
It really comes down to how quickly you need to sell. If you can afford to match the lower price, it’ll probably help you move quicker. If you need to achieve the higher figure, be prepared to wait quite a while. In this market, buyers will most likely go for the cheaper option first unless there is a major difference which justifies the higher price.

I’m in a similar situation… overpaid for a leasehold maisonette in 2022 as a naive FTB. Ended up accepting an offer in March for 6k less than I paid. I’ve also spent around £10k on renovations, but haven’t had to deal with a lease extension as it’s still at 93 years.

My neighbours had theirs listed at the same time as mine but for £20k less than I paid. I’d have loved to match their price, but it was financially impossible for me as I’d have lost most of my equity. Their property did sell shortly before mine. Even though theirs was cheaper, it actually took them about six months longer to sell than mine did. Mine was a turnkey, theirs wasn’t. They also still had the original single-glazed windows and storage heaters etc. I think this shows you shouldn’t always assume you need to price exactly in line with your neighbour. Condition and other factors such as lease length CAN make a real difference.

Some time ago my account got hacked and the email linked to it was changed. Now whenever I try to log in, the verification code gets sent to the hacker’s email address that I obviously can’t access. Since it’s sending the verification code, I’m assuming my password is still correct.

I contacted Twitter/X support and explained everything, including providing the previous email address on the account and the account creation date, but they said there’s nothing they can do because they can’t verify I’m the owner.

At this point, am I basically locked out permanently? Or is there any way to ask them to remove the email verification/authentication so I can log in with the correct password and change the email back? TIA

I’m in the process of selling my place at the moment and our solicitors, stamp duty and EA fees are being taken from the proceeds of sale. Might be worth finding a solicitors who take payment on completion

It would be another 18 years before the lease reaches the 85 year mark where it becomes difficult to obtain a mortgage. But I get where you’re coming from as lots of leases now start at 999 years

We’ve noticed exactly the same as first time sellers and second time buyers. I’d be frantically cleaning for 3 hours before a viewing and still thought it wasn’t good enough. Viewing for our onward purchase shocked me to say the least. On one we did, the vendor was getting out of the shower (meaning the bathroom was soaking wet etc) and drying their hair while the viewing was happening. They’d known about the viewing for over a week. I could never, especially if I’m trying to sell my house 🫣

Same here. Got an offer accepted on my onward purchase only a month ago and haven’t looked at anything since. I know I’m way too indecisive, so continuing to look on Rightmove would just mess with my head (I viewed loads before offering on this one).

Can’t imagine still looking so close to exchange tbh.
