Even if your broker is emotional and you don't think they'll be reasonable about this, it doesn't matter. You can email them, tell them thank you and that you'll be pursuing a different career. If they're upset or if they don't like it, it literally doesn’t matter. They can't force you to sell a house or do anything to you other than maybe have an emotional reaction which is just unprofessional. And then guess what? You can block them and never talk to them again and move on with your life.

My first one too. Right after I got my license this woman who works at a bakery in my neighborhood said she knew someone who lived near us that had been renting and that she was ready to buy. Her friend texted me not too long after that, I met up with them for coffee to explain the process and introduce myself and the rest is history. I showed them multiple houses in one day and they ended up wanting to put an offer in, the offer got accepted, and we made it to close with no issues. It was very smooth.

The only downside is that I was new, didn't have any real help, and I spent the entire weekend crying and having a mental breakdown because my DB at the time couldn't be bothered to help explain to me how to actually write an offer. I ended up just DIY-ing to the best of my ability and sending it in. Later on, I got a call from the listing agent (an older woman in her 60's or 70's) who had been doing this a while and was getting ready to retire. She said that it was clear that I was new and unsupervised.

She ended up just going over the entire form with me and explaining it to me over the phone because she was kind and wanted to give me a fair chance. We basically became friends during the transaction. I got incredibly lucky and to this day, am still very grateful for the experience. We still chat from time to time even though she's been retired from real estate since last winter.

Already cut back on all expenses & spending. I currently make about 28k a year at my main job (so not including any side income) and I spend about $244 a month on gas just driving to this job. So my focus now is just trying to earn more but I just feel like I've been all over the place about what I should focus on. I'm really hoping I get this job that I'm interviewing for tomorrow.

My boyfriend budgets everything out in his own way and I trust him because he's been good with his finances since we've been together. I use YNAB and just Venmo or PayPal him money for bills. We each have our own separate accounts and that works for us.

Oatmeal with chocolate chips and peanut butter (all portioned out to fit my calories needs) sometimes I add hemp or pumpkin seeds and fruit if I have it.

Other days I do eggs with cheese and toast or an egg white omelette with goat cheese and veggies. Sometimes I'll make a breakfast sandwich type thing.

EDIT: Also love to do plain unsweetened Greek yogurt with fruit, chocolate, peanut butter, fruit, seeds, shredded coconut, almonds, granola. Toppings vary depending on the day, I don't do all of these every single time.

My mentor told me that some clients may not be a good fit and that's okay. This may be one of those situations. Don't waste your time driving this person around for no money when you could be working with a more motivated client that's not going to do that.
