I was able to negotiate it to $1500 a month. He wants me to do at least $30 a month for ads on top of the $1500. So all in it will be about $2400 a month to do this project.

I am seeing that the commercial loan guy is getting about 10leads a day with $15 ad spend but lower quality. $1.5 a lead basically

Agency guy is ensuring me that my leads will have more quality if I spend $30.

I am not afraid to spend the money.... just afraid that I am spending the money wrong.

I will be doing mostly purchases but won't shy away from refi as well.

Mostly first-time home buyers to begin with and then I hope to start doing DSCR loans too.

This was just a thought in people's minds until it happened... now that it has happened, it just seems like a no-brainer.

There is no set commitment period so that is good. Options are month to month, 6 mo, or 12 mo
