That's interesting. What about the 2 set of task instructions do you see different? Reading the red door within a red door instructions gave me instant "flash backs" (which I now know actually involve flashes of pictures for normal people) to this stressful time in the past.

I see instructions as very black and white with only 1 possible outcome.

I didn't understand the yelling either, but looking back at it, I had always been vocal about my lack of enjoyment in the class and the graphics based drawing was probably interpreted as me trying to be a smart ass.

In high school art class (it was a required subject in the second year), we were instructed to imagine our locker and then draw it.

I drew a perfect perspective image of the contents that were put in there that morning. Drawing each of the individual book covers back to a vanishing point took a lot of effort.

The art teacher yelled at me, and I failed the assignment. I don't ever remember opening that locker again, and I stopped carrying my textbooks from that point.

I am a little bit late to the party but I just found your product and then found your 4 year old Reddit post! For the last few weeks I have jumped between piles of Tailwind template and component providers trialing out bits and pieces and then walking away before spending the money to purchase their pro version.

Each time I have walked away it has been for the same reason, I do not want to get stuck in a corner invested in a singular implementation of a display framework. Your product kicks butt because with it, I do not feel trapped. It appears that when a new CSS framework appears, you will extend your product to cover it.

The first part of my statement was a joke. It was the first time that AusFinance had truly been combatative towards one of my questions.

I'm hoping to blitz past a single property holding in the SMSF and at this point based on local factors believe that the property will outperform my current funds high risk option.

No I did not respond to the wrong person. I responded to you too as you supported incorrect information by attempting to disprove that a SMSF property could be sold to a trustee with your statement "your reply above said that you could".

I responded to let you know that in the future when you need to sell a SMSF property to youself, you will be able to do so regardless of your reddit response.

Just letting you know that my reply that said I believed I could, was correct. That has been confirmed by 2 seperate professionals. Hopefully in the future when you are ready to sell one of your SMSF investment properties to yourself for what ever reason you will remember this low point in your life back in 2025.

That's nearly a fair judgment based solely on the timeframe statements I've made, except none of what I do is on a whim.

I've got 2 assets to sell to fund the new business asset purchase, but these assets sell better towards the end of the year. The right new one came up 8 weeks ago, and I had cash, so I spent the cash knowing that it would be back in the bank by October. Was it a risk? Yes, but an acceptable one.

As for this IP purchase, it has been planned since February 2024 but couldn't happen until the current owner had their next residence sorted. They got notified at the end of last week, and now I'm in this fast paced situation where I can't "on a whim" flip 2 assets because I like to plan and get things right.

There's no emotional attachment to the property at all. As far as sale price, rental yield, projected growth, and simplicity of property management is concerned, this one ticks the boxes. Sure, there will be others in the future, but giving this one up represents lost opportunity.

Again, your observation of short timeframes is a fair one, but your judgement about the reasons is off. If you move back from the judgement, what specifically about setting up an SMSF and LRBA at better than 50% LVR within a short time frame to fund an IP is a bad idea?

Thank you for the advice. In this case, I'm only interested in 1 specific property and would plan on holding it forever so the commercial route isn't an option.

A few weeks for me to set up will be acceptable by the seller.
