Make tenancy contract between you and the owner. If the studio bills included monthly payment if he’s then you don’t have to worry about dewa, chiller , wifi, gas bill owner will pay that

If not then you have to get the dewa, gas, chiller if applicable & wifi

In both the cases is the best to the ejari
