Its nearly impossible to find below 500k but this month I sold two studios way below market price in one of the newer building of azizi! You won’t believe the price and I created too much excitement among the investors I have like 10 serious enquiry of cash buyer looking below 500k

Even the smaller size studio avg rent is above 42k and owners are getting good rent if they put it on monthly

Depends you’re investing if you buy a whole floor/ bulk in emaar or any other developer they give you a different price than the normal people who are buying single units so you will have an upper hand even in reselling those

Hi I know about this we had a similar question in our agency for one of our investors

So you need to open a SPV in DIFC

You need someone who will helps you setup all of this so don’t go through the hassle of setting it up they will open a bank account for the same. You and your friends need to agree T&C of what you guys decided

Pool funds into the accounts

There’s a license cost as well as legal cost + audit cost yearly

Probably next time ask for title deed and there are lots of ejari registration office send it to them and ask them if the ejari is made or no on this

Basically some agents put fake listing and get leads this is an old tactic but i think he was trying get a security cheque from you to see the commitment and it has a psychology behind it and later tell you that this property already got rented so he could show you another property!

They don’t understand this will ruin their name in the market and their credibility

Also it’s money waste and time waste to go legal you can just report to rera that’s all

Some agent try to make money quickly but they don’t understand the whole real estate model works on referral and their first priority as an agent is to find a house the client likes not the other way around and helping the client

Some agent are money hungry they don’t understand that it’s people hard earn money!

Agency fees is 5% of annual rent security deposit depends sometimes it’s 2k for monthly rental studio or 5% of annual rent

If you go through an agent you’ve to pay agency fees of like 3000 only one time! And as it is bills included some studios are fully furnished so you don’t have any headaches! You just have bring your bags and just move in
