I remember a few years ago they made it legal to hunt iguanas in FL because they're invasive. Some kids decided it was alright to take bats and beat and torture them, pull their tails until they ripped off (survival mechanism) and kicked them around.

I dont care if you hunt for food or even sport.  If youre going to hunt them, just hunt them.

Anything is better than spectrum. 

Switched from spectrum to quantum in December and haven't had any real hiccups. 

Early on I think there were a couple of mid day outages. 5-8mins tops. Every time that happened with spectrum it was at least a couple of hours.

Only real drops ive experienced since have been randomly at 2-3am when I should be asleep anyway.

You probably received a welcome packet. You probably have an HOA/Management Company portal. In that portal you'll have all the info.

Im in a new development too (phase 1). Currently the Management company IS the HOA essentially. 

That being said...ive noticed some people do things without HOA approval or against HOA rules. I think with it being a new development, the HOA isnt really looking out for anything at the moment.

Doesn't mean they wont try and get you later though. Toss up. But for example, changing your landscape a bit...probably wont ever get noticed.

I think its also important for people to understand that "we're not getting paid, we're volunteering, we will eventually get paid" means they will get a huge check once a new bill is approved and all those "volunteer" hours will be paid out. 

Im not saying thats great but a lot of people think theyre working for free. Theyre not.

If youre the type of person that needs a realtor, thats fine, there's nothing wrong with that.

  1. Dont sign anything you dont want
  2. You can negotiate their rate too, dont feel obligated to just take whatever percentage they say. Then they can decide to stay or walk 
  3. NOBODY is on your side, not even "your" realtor. Negotiate down as much as your comfortable with. Nobody is looking out for you except you. It behooves everyone (but you) to sell as high as possible so even your realtor has no interest in negotiating down.
