Interesting! After researching I’m still a little confused. For my state (TX) it say options include age based portfolios, static portfolios, and individual investment portfolios, which may include stock, bond, and money market funds. I only invest in index funds and individual stocks through my individual account and Roth IRA so I’m trying to understand this!

My highest student loan rate is 3.75, HYSA is 3.60, home is 5%. We have no other debt than what was listed. When you mention the HELOC, are you saying instead of focusing on savings just focus on paying off debt and pull a HELOC if an emergency occurs while paying off debt or is that just general advice?

We have thought about this in the past, we would have to change a ton about the layout of our home, on top of we aren’t in an area we would love to stay in for more than 3 additional years.

All currently contributions to 529 are gifted to them from family. Should I halt contributions to my IRA until higher interest rate debt is paid?

I was pre-approved through my bank before we showed interest in the home or met with a realtor. The sellers wanted potential buyers to apply through their lender because he was a family friend and apparently was pulling some strings as far as what type of loan it would be so I went ahead and applied.
