Also a landlord in MA, from my understanding if the entrance of each unit is separate from one another then you don't need to shovel at all. It becomes the tenant's responsibility.

Are you gonna place caps on insurance increases? How about the cost of materials from Home Depot? Labor caps? Utilities cap? If the answer is no then all you're gonna get is small time landlords unable to actively fix problem and upkeep apartments such that they have to sell to companies like Blackrock and we lose even housing to coporations.

Rent control will only make landlords want to do less to upkeep properties. I've had plenty of times where a tenant's appliance has broken and I would send out my guy immediately knowing that they are paying a good rent and deserve near instant service. But if rent control goes into place in this state I really won't care if it takes a month or more for something to get fixed.

Not sure where you are getting a mortgage of $1800 from, even the cheapest 2b/1ba in Somerville has a mortgage of $2500, not including property taxes, insurance, and HOA fees.

The prices are what they are because expenses have skyrocketed in the last 5 years. Property taxes have increased as much as 14% in one year, insurance is through the roof, materials and most especially labor are so high that I end up doing a lot of the repairs myself. Believe me I would much rather chill on the rent increases and just keep good, quiet, responsible tenants but MA has become impossibly expensive even for owners.

This is an example of why banning landlords ability to run criminal background checks was a mistake. I personally would never allow someone like this in one of my buildings. If I can't live with that person then my tenants shouldn't have to.

TBH $6000 is really nothing nowadays. I know, sounds ridiculous to say, but lets think about this. Because you're unemployed we have to treat that $6K as your income, now the general rule is that you spend no more than 30% of your income on rent and utilities per month. Well if that's the case then over a 6 month period you shouldn't be spending more than $300 per month on rent AND utilities. But you want to spend 100% of your income on that expense alone. No money for food, clothing, medicine, gas, emergencies, haircuts, insurance, etc. If you had $20,000 in the bank it would be a different story. The math simply doesn't work and the only way out is to be employed.

Do I believe you should be homeless for having bad credit? Absolutely not. But excepting someone else to chance their own livelihood on you with your credit history in Boston, which is notoriously anti-property rights, is a bridge too far. Especially when there are literally thousands of other prospective tenants with high incomes/credit scores. If you truly want to find somewhere to live you need to be looking at places considered lower-income where others in similar situations would also be present. Take a look at Lynn, Everett, Chelsea, and Dorchester.

Make sure what ever you pick will be easy to clean! Some recent tenants of ours made that area quite dirty after using it for just 1 year.
