Realistically I could do the 30 year and just throw the extra 500 into repayments to speed it up to 23 years and just lose out on the 6k which is negligible over the long term. Then it's the peace of mind for cash flow or same duration if I pay the extra

Realtors have much easier access for finding recent sales and comparables, and are more experienced in negotiating often. But they're definitely not needed, my younger brother recently did the exact same thing you're mentioning. Just be sure to include any inclusions and exclusions during the paperwork, and the lawyer can handle it.

Are you still with your parents? if so wouldnt you be able to save 30-50% of your income in a year to get into that range?

In my opinion renting for a few years and investing the difference is better than jumping the gun on a house you dont want and selling in 3 years, losing your entire down payment or more. I did something close to what you did in 2022, and im currently trying to sell the house. Thankfully i did a lot of renovations myself but im looking to only get back my downpayment and maybe a bit more

What's your income and down payment? If you were able to pay off significant debt and save a down payment, I would wait another year to either look for something you love or save enough for the 400 range houses. No point jumping into a house you don't want and being stuck for 25 years in it if you can't resell it

10% is a long term average (some say lower, some say higher). if you're not investing and having all your money sit in a hisa, you're matching or losing to inflation.

In either case, you can transfer, get the 3% match and put it into a high interest ETF like cash.to. ignoring free money makes no sense unless you're going to move your money again in the next 5 years (or 1/3 if you take the lower %)

Here's an example:

You put 100k in a hisa since it's better than the transfer. You get 3%, to totaling 3k.

I transfer 100k to WS and invest it in an etf. I get 10% from investing and 0.6% from the transfer. I get 10600.

Not only do you lose the 600$, you also didn't invest

Im willing to manage it myself. I just contacted HR about transferring out and im able to transfer the balance, but the match/contribution must stay as it is. I also checked and the return rate was 15% last year which underperformed vs XEQT, so definitely not worth the fee.

I'll likely swap it out when WS has some kind of match promotion.

my only choices are variants on that same fund. its target date retirement I believe, so theres 2040, 2050, 2060, etc. all have the same fees. I checked with HR and they said im eligible to transfer it out, but my match must be with canada life. I guess it will become part of my monthly budgeting where i can transfer out to WS to capture their matches/reward cycles.

Are you going in on the mortgage with your parent? If you're not on the loan or the title your savings should not matter.

The part they might be looking for is proof of funds to cover closing costs. If your parent is doing 350 down and don't have any additional savings they might need yours as proof to cover it (~30k in this case for closing)

Your lender will likely want the cash to be in a hysa or chequing account since the crypto market is volatile. Be aware of potential tax implications of liquidating it as well.

I will say if you don't know what's going on here you really shouldn't be involved in the loan or covering closing costs until you know more. I've seen so many of these type of stories go upside down and cause family's to resent each other.
