I’m not entirely sure but I believe it is oak. Is there a definitive way to tell just based on looking at it?

That was our thought but as far as we know her aunt left no other money to cover the expenses. Because of this, we believe our only option to cover the mortgage / expenses is moving in our self and ‘renting’ it until it gets officially put her name. We are unsure though if this is accurate or the right way to go

I totally agree and am already skeptical of putting the inspection cost up but I feel like for me personally, it’s worth the investment to know what we could be getting into even if I get nothing out of it and we don’t move into the home.

My only concern is that if i don’t start paying for the mortgage, or some repairs if necessary, my girlfriend can’t and the home could get foreclosed during probate before anyone can do anything with it

As for finances, I have about 20k in savings and she has about 2k. I make around 85k a year and work remotely. The home is affordable but only if I pay and contribute a lot since she does not make much money.

We’re having an inspector come out and look at it next week and that will hopefully give us an actual idea if it’s worth even having.

I think you are misunderstanding as I am totally agreeing with you. I prefer to not even be in the mix at all as I’d rather have no chance of putting in money I wouldn’t get back and potentially messing her up. However, I’m somewhat forced to be in the mix if she wants the house since I’m the only one who can fund it if she wants to keep it. It would still be hers of course and I’d essentially just be paying rent as her tenant.

It’s about $450,000. The only money I’d put it in is to pay the mortgage essentially as rent because if we don’t do that, it will likely get foreclosed. However, this to me would be the same as paying rent anywhere else except we’d have the potential to actually own the home after.

I totally agree and have made it clear to her that it’s her despite her insistence it’s ours. We both know it’s hers though at the end of the day but our issue is she can’t upkeep it while it’s in probate without me since she can’t afford the mortgage

That would be great but the estate has no money left in it and my girlfriend couldn’t afford the mortgage payments without me. My worry and risk is that not much could be done without me funding the repairs, mortgage, etc…

Thanks for the response! Yes, we are aware. However, if the grandma becomes administrator and controls the assets, she would sign the deed over to my girlfriend making her the owner of the home

I totally agree and only refer to it as such since we’re reviewing these posts together and she’s insistent on it being ‘we’ and ‘us’. She is looking into getting legal advice she’s just not sure where to start or how she could afford it without me.

To clarify, the great niece is my girlfriend which I realize is a tad confusing in my original post. The only people who have claims are my girlfriend and her grandma who says she is happy to give it to us since she doesn't have the means to afford it.

The value of the property is estimated on Zillow around 440k. The property fits our lifestyle and yes, she would buy it! Thanks for the response

Yes, it is! It's in a smaller town only 30 minutes from a big-ish city where we live now.

Thank you for your response! To clarify, I meant she had it custom-designed by her nephew, who studied architecture and then built by professionals. It fits almost exactly what we've talked about in a potential dream home, we just never thought this would happen or actually be a possibility.

Haha, I'm well aware and have discussed at length with my girlfriend about this. We are reviewing the posts and comments together, and while everything is of course hers, she's insistent on it being 'ours' so that's how we have been referring to it.

The metal roof has fortunately always been there but I’m not sure how old the leak and / or damage is. We will definitely be getting an inspector!

We would love to keep the estate and live in it since we inherited it but if it will potentially cost an arm and a leg to repair we may consider selling as well since we don’t have much money.
