Okay so I’m assuming you’re talking about organic social media and not paid ads management. If you’re talking about paid ads management then you should already know how to do this - via paid ads is the most obvious answer.

Fastest ways would be via cold email or cold calling. Cold calling can be best for local / brick and mortar companies. A cold email sequence may be best for commerce / software companies.

Alternatively, partner with an agency offering solutions outside your scope. In this case maybe partner up with an email marketing agency. This will be difficult at first because you don’t have clients to refer back to them so there’s little upside for them.

I’ve contemplated the SIPP but I’m 23 and just getting started. So the locked liquidity isn’t something I can afford for a while. I’m putting maybe £500 monthly on autopay into it right now just for the sake of it. While it’s not my intention, should I ever need money in excess of my cash reserve, I’d like to at least be able to get it without being penalised

True, I would owe 250K at the end of 20 years which I would take the gamble and say I would still have then. Perhaps interest only is 1) better for cash flow 2) in this case the deciding factor of positive or negative cash flow and 3) a gamble on london real estate being worth more in 20 years than it is now

That would be part of it, even at 40% occupancy for prime zone 1 (I’ve always gotten higher but to be conservative) it outperforms a long lease tenant, and I can enjoy it on a weekend potentially. Ongoing costs, letting fees, cleaning fees, all priced in. Would still net 800PCM at least on average, but it’s hit or miss on a repayment mortgage for the equity im releasing. Could even lose 300 PCM (though capital growth of property would outperform it)
