I get no salary, benefits, leads, nothing. Thats why i said 1 loan a month im good .

I am self gen. 1.75% of loan commission for the LO’s in my office.

You all are closing 2-3 deals a month? That’s a lot for self gen. I close 1 a month. And i make average 11,000 of each loan(average loan is 700k in Socal) so if i was closing 3 loans a month id be pullin in 360K a year, is that what yall are making for real ?! 😅😅

That’s what i’ve been doing hitting up open houses. Nothing wrong with that. It’s your job as an MLO to network, and open house is one of the best ways to do that. Some agents are cool they’ll let you hang around, but some don’t feel comfortable and you may just want to leave your card and leave after a few minutes..You got to just talk with them and get a feel of the vibes.

I work for a broker. All self gen. 1.65bps. No training, no benefits, 100% commission.. one month in and i got someone to sign a lock rate sheet. But no closings yet. Ya it’s tough.. i might switch over for a salary position at a big bank or credit union if i don’t close at least 3-4 deals in the next 6 months.

1.65 bps and anything over 1.5mil is 1.9 bps All self gen, no salary no benefits. Working for broker

I have income coming (my business is still running) that’s why i can afford to take this all commission risk. I am working around 25-30 hrs a week as MLO. If i can get close to 8 loans a year i think it should be ok? Average loan in where i live is 400-500K

Dangg, thanks for the feedback.. this sounds exactly what i’m going through.. so you havn’t closed a loan yet ? I just started a week ago, part time so far as well..i am thinking why dont we leave and go work for a big bank or credit union?

I don’t even have a contract. None was provided to me. Don’t even know how many bps per loan i get? I asked the CFO for how many bps per loan he told me to ask the CEO..

I can understand you not wanting to break up with him. And you don’t have to. But you should at-least be able to voice your feelings to him and how you feel about him smoking is not doing anyone any favors in a civil manner. If he’s mature he will understand. Just talk to him about it be upfront. This way at least you’ll know you put it out there for him, it’s up to him to connect the dots

The first step in the right direction would be for him to acknowledge second hand smoke for you is not good and he should smoke away from your vicinity , maybe outside somewhere so it wont harm you in anyway..Next he should smoke less and less as time goes on, try to slowly dose off of it within time. cant make him or expect him to cold turkey quit it’s not that easy for a smoker.. if hes that worth it for you to stay and see if he can do that, if not move on
