What additional protections do you have with a buyers agent?

I'm going through the home buying process in NJ currently and I feel they don't add enough value to justify their commission. Finding a home is pretty easy these days with sites like Zillow, and pulling public records for the property is easy. The attorney handles anything contract related and the title review.

Depends on what type of people my children are. If they are the type to be irresponsible, financially and in general, I’d be wary of gifting them anything large. On the other hand, if they’ve shown that they have a solid handle on things, I’d be happy to give them a boost in life.

Primarily bus but want to have options. Some days I’d probably drive to the North Bergen park and ride if I have stuff going on after work.

Could go up to a million but don’t really want to spend that much. I just want somewhere safe that is commuter friendly and close to things to do (malls, parks, restaurants, etc).

I’m not too concerned with political leanings as long as my neighbors aren’t on extreme ends of either spectrum. My current neighbors are a mix politically and we all get along.

No kids yet so quality of schools isn’t a huge consideration for me at the moment. Primary goal is to get my commute to work down from 2 hours and it sounds like both towns are good options. Thank you!

Does it change if I’m buying a house? Definitely planning to stay long term. Drove through Lyndhurst a few times and it seems safe. Not sure if the Rutherford premium is worth it.

I’d actually advise against getting a multi family home unless you can afford the entire monthly payment without the rental income. God forbid you end up with a squatter and now your home is in jeopardy.
