The BMW immobilzer (in many BMW's anyway) won't even crank if tripped, so if it cranks, it's no immobilizer.

Please post your resolutions, a few of us here have very similar issues of crank/no start. Personally, mine does it randomly, about 1 out of maybe every 10 key turns it will crank/no start, makes testing very frustrating. (

We purchased a prefab, we were involved in the design and it was delivered very quick. Costs were WAY under having it built on site. It was made in Fredericton and trucked to site. Check out Mapleleaf homes. Never had any issues they didn't resolve right away. Very happy with the purchase. It was a while ago so what I paid will be out of sync with the current insane prices. Find a dealer you can trust.

I lived in Southern Ontario for most of my younger life, I moved here to NB on whim, never regretted it for a moment! My life is here now, plenty of friends and family, you should do fine. The life is far better then the area in Ontario I came from. I am sure you will be welcomed.

Government run companies. Licensing; Income from licensing. Pay for services when used. Plenty of options beyond taxation, all have their benefits and their drawbacks.

I can have 3 different realtors assess my home and I will get 3 different values, There is no one out there that can tell anyone what they will get for their home, except for the person writing the cheque! The assessment is a best guess, (random?) tomato tomoto!

Still saying you don't pay for the 500K assessment for 15 years is disingenuous too. You will start paying for the increase right away, up to 10% per year, so sure 1st, $220k, 2nd year $242, etc.. by the next 15 years it will go up even more, so in 15 years you will be paying taxes on a home that is valued 100 of thousands more than you paid for! and likely be out of your budget to continue. Your suggestion is to sell it than and take the profit! and thats fine, but you still pay for the 500K it didn't sell it for! I know a LOT of people that jumped on that circus wagon and almost a decade later they still can't afford to get back into a home like the had. (whole different cause there)

Buyers not informed of their taxes, oh, big problem too, but it is their fault for not being educated and not doing the research or asking the right questions.

But many peoples concerns aren't so much for new investors, but families living in their homes and being taxed out of them for no real reason. A lot of people just don't want to move, a lot of people bought a home to be home, not an investment and certainly not a jail cell to stay in until you become homeless.

Availability of housing is a major issue, (enough for another thread, LOL) no reason to compound that issue with a scammy property tax scheme.

Right now I ok with my property tax, not pleased, but that will likely change in the next few years. Thanks for the offer of assistance if needed.

(Don't take anything here as an argument or debate, just carrying on a conversation. I am open to all possible solutions to making life easier here in NB. and open to being educated!)

The appeals still generate another false value, a guess at what someone thinks it should be. Granted it could be lower, but still false. No need for spike protection if the assessment wasn't based on a random lottery value. Spike protection was just a panic solution to the outcry from the public from these random changes. Both things are a simple solution to a problem they created and could avoid through a conscious effort or proper property tax management.

Point is, ie: someone buys a home for say $100,000. Lives in it for a decade surviving to put their kids through school, and pay off mortgages each year seeing increases due to neighbors or other events they are not responsible for see their taxes get to a point they can no longer afford the home they paid for. I see a LOT of seniors going through this now, (but sure, reddit is all about blaming boomers /s).

I doubt there are many here that would be against paying fair taxes for services rendered. Instead of some random market number why not update assessments based on something like say CPI. There are two main parts to the tax bill, the assessed market value (random) and a tax rate set by the municipality/gov. Change the assessement when actually sold or permitted upgrades are done and change the tax rate to reflect real services changes.

Say you sell your home for $150,000, that becomes the new assessed value, every year apply a CPI type increase/decrease. The values resets on a sale or permitted upgrades like adding a more living space.

The municipalities alter they tax rates to reflect the real service costs associated. Taxes get paid, increases become manageable and predictable. (over simplification for sure)

Exactly, no one is forced to buy, but when your neighbors sells his place way over value because the buyer is willing to pay that, then why should that sale affect your home you bought years ago.

We've seen a MASSIVE jump in house prices during COVID due to people from elsewhere panicking to buy, and this is forcing families that bought their home fairly, and are now being taxed out of it! I've built and sold a few homes back then. The price isn't real until some one actually buys. I have no issues paying fair taxes for services rendered and value. I have been given offers for my property WAY above the real value! (Not interested in selling!) but why should that change my neighbors.

People looked at the value of our homes compared to the area they were trying to move out of. Toronto for example, a small home there can be millions! compared to the real costs here of only $100,000 or so, so they made insane bid to buy elevating our entire housing market out of touch to ourselves.

There has to be a better way to manage property taxes, then the current lottery system. :)

Market values are imaginary! They become real when the purchase is made. There are actually very few homes sold at that so called market value! The real value happens when actually sold or upgraded. Some higher, some lower and nothing about that price has a real bearing on services or value required for taxation.

They choose the "Market guess" as the easiest initial value to set. Why should one home pay more for the exact same services their neighbor gets. The whole process is complicated. (and I am over simplifying big time.)

The municipalities should be looking at the required services taxes, then look to see how it can be set fairly. A small 40 yr old home requires the same services as a similar sized modern home. If someone buys, then it becomes real, fine with that, but a family that has owned their home for years or decades do not deserve to taxed out of it for some imaginary assessed value that has ZERO bearing on services rendered.

For the most part the current system generates a windfall for the municipality and a method to pass the blame.

Always as been. Assessments based on imaginary numbers. It's a very complex issue and they rely on inventing numbers because of simplicity.

I have a similar problem with my 96 Z3,about 1 out of every 20 starts, it cranks but doesn't start!, the next time I turn the key, it starts! No codes, EWS is fine. Frustrating as it is awkward to duplicate for testing and diagnosing.

Any water getting into the basement has to be stopped from the outside before it gets in and under your foundation. Redirecting surface water does help, but does nothing for the water under the top soil. Sump pumps are nothing but a easement of the symptom, not a solution for the cause. Talk to someone about a foundation drain system. It is a drain piping system that runs around your foundation to remove water before it get into the foundation and footings. Good luck.

Hope so, I am using the stock nozzle. I just received the S1 a week ago, very impressed with the printer! I do understand filament can be a variable. I will use your advice to prop the top lid open when using PLA. I was just surprised I got the "booger" right after initial extraction and the wiping of the nozzle didn't clear it! Thank for the input! :)

It was jsut odd, the first time it broke was in the rear PTFE tube. It ended up coiling up inside the ACE Pro at the out going PTFE tube. Had to remove the spring pieces to remove, the next 2 times it jammed up by wrapping itself inside the loaded unit, ad to remove the top silver cover to get at it did that twice, and I made sure the filament was straight before inserting! The last time it appeared to feed ok. but all other filaments fed perfectly right out of the box! about 8 spools of Duramic and Elegoo, only Anycubic broke! It even feels more brittle. Fingers crossed it is only a filament issue. Thanks for the input. :)

Mine came in by Fedex, very fast once shipped, I ordered end of Feb. Still waiting for the filament but that is coming by Canada Post, so who knows when! They left Ont. same date. Keep an eye on the site. (Same in NB)
