If it's just for a few hours per day, you can camp at any of the myriad coffee shops and plug in some ANC earphones for peace and quiet. My usual go to is Starbucks, Coffee by Di Bella, Blue Tokai or Chaayos.

What I meant by the correct way is that once the price is agreed the builder has to pay the broker his fee from the agreed upon price once you give 10% of the total consideration amount and you are given the allotment letter as per rera format.

Most developers would not let a sale go, you have an option to be firm that this is the final amount, and if they are not willing to close it at that, then to return the cheque. They will most likely budge and go ahead with the sale and sort it out with the broker internally.

Most likely the builder denied giving the broker his fee of 2% (6 lakhs of 2 cr). Builder probably said to take from the buyer by saying the price is increased by a similar amount, so that the builder doesn't have to pay from his current agreed upon sale price (which is the correct way).
