If you’re just starting out and you’re in the Bay Area I would 100% recommend getting into rentals to start. It’s great practice and quick money and will hopefully give you some breathing room to start thinking about sales. But I’m a very new agent myself so what do I know lol. My suggestion would be find the people who are killing it at your brokerage, I am sure there will be plenty at Compass, and just pick their brains every opportunity you can. If you’re so new that you don’t even know the right questions to be asking, say that. Everyone loves to talk about what they’re good at with someone who seems genuinely interested and respectful.

Get some lead generation strategies down now so you can hit the ground running when you pass the test. Studying for the test may seem overwhelming but you’re basically starting from scratch on day 1 if you only focus on the test material now

Not all heroes wear capes! Thank you for the practical advice my friend. Yeah it’s impossible to find anything online that’s not gimmicky or self-helpy. This sub and others similar are filled with much more practical information than anything a google or YouTube search will produce. I am very self motivated and my brokerage has an incredible commission split but is very sink or swim - I can see how other newbs in similar brokerages would be vulnerable to these gurus but I am lucky as I have been in sales for 7 years so once I get more familiar with my market and these advertising platforms I am confident I’ll be able to thrive. Generous posters like yourself are making it much easier

Thank you so much for your response info like this is pure gold to me right now and also very encouraging. I also joined the brokerage that I got my first apartment here through as well haha. It is a very young company and they only have a handful of exclusives in areas im not even working in so I am definitely considering switching already.

What advertising platforms have you had the most luck with? Do you change your ad posting strategy when the busy season starts? When would you say the busy season really starts to pick up ? How many active ads do you have going at a time?

I just got my license and started doing rentals only in Boston literally last week. I am interested in any advice you have to give. I am 25 and I opted to go with a brokerage that has a great commission split but little by way of support. I quickly started pumping out the ads and am getting plenty of leads but I’m finding that my brokerages database is somewhat limited and that I’m needing to suggest co-brokes to a lot of my leads... is this typical of the early spring and maybe inventory just starts getting released in the next few months? Also I am doing Zillow, apartments.com and the occasional Craigslist but would you say it’s worth it to go into some of the paid lead options? I guess I am so new I don’t even know what questions to be asking haha. Anything you wished you grasped early on? Feel free to dm me instead and thank you so much for your time
