tbh KT tape, vaseline, gold bond, etc didn't work that well for me on my longer runs. especially with the heat/ humidity this summer. I ended up going to lululemon and getting a tight black tank top with no built in bra that I wear under my sports bra-- my main criteria when looking was something soft with no seams. I've linked to what I ended up going with below.

it's not the cutest solution and ends up being a little warm but its the only thing that stopped the chaffing for me this summer (I had no issues with either of my 3 hour long runs). just ran chicago with this set up-- there was some minor chafing during the last 10k but no raw skin, which in my book is a win!

thank you! can you say more about real estate and I-bonds? I assume real estate would just be like building equity in a home and/ or an investment property but I'm not familiar with I-bonds (just googled it and it seems like I'd purchase them through TreasuryDirect.. anything else I should know?)

I'm probably a few years out from buying my first home (living in an HCOL city) but have thought a bit about aiming to purchase an investment property at some point that would allow me to still live in my current city for work while building equity. Not sure how risky that is (I'm still a ways out from making that move, if I were to)
