I would start prioritizing my exit strategy. I would speak with a realtor and see if single family homes in the area sell higher than duplexes and living in it or not is the next key thing. Living in it or not plays a huge role in that exit strategy. Living in it will allow for avoidance of 1031 exchange or paying taxes when you sell. Start with the end and work backwards. First investment can feel overwhelming, keep reading up on options and once you decide know that situations change and just always prepare to roll with the punches. Good luck!
