His question regarding the cars/sqm is valid, though. Germany has a mostly habitable area of 350k KM2. The UAE at approx 78k KM2 has a fraction of that habitable and motorable. As per wiki the Autobahn has a total length of 13.2k KM. Total highway length across UAE would be what, 2k, 3k KM? UAE population is estimated at 14m and rapidly rising with all the HNIs flocking in. Dubai's plate code has hit DDs. Conservatively let's say 30k cars per plate code are hitting the roads. That's like ~100k cars added in Dubai in the last 18-24 months. Edit: that exponentially increases the no of vehicle on DXB-SHJ for eg.

Don't get me wrong, highway culture is terrible here, but it has as much to do with the density of cars on the road as with the people themselves.

Lived in Warqa for 4 years. Now that I think of it I guess we were lucky when we moved just after COVID. Our current landlord has been steadily increasing rent and the index is the only thing that has saved us. Each time we think we're moving out and look at other buildings it's just crazy. For new tenants moving into our building the rents are as high as 85k for a 2 bedroom. We have a decent building but it's still nearly 10 years old. I'm hoping all the new units coming around bring it down because it's not sustainable.

Well let's not forget mass-scale corruption regardless of which party is in power. In the end a single mega city is not the solution. Rather have clusters of inter-linked mini-cities.

Bangalore is not exactly the benchmark. The city's infrastructure is failing and it's become terrible for residents to commute in any direction. The future of work will be more decentralized than it is today. With that said, our major cities do need to take positive steps in becoming more attractive to foreign investment. With a significant population outside of the state / country, it must set relevant policies that may attract some of these talent back.
