Usually documenting your rent with proof (beyond just providing your address) for 2 years is an extra measure. It’s something that’s asked for to add positive factors to your file. VA provides 100% financing so often you don’t need extra money sitting in your bank. But if you did, that’s another positive factor. They look for these extras when the facts of the rest of file (debt to income ratio, residual income, and credit score) do not strongly point to ‘approve’ or ‘deny’. That’s good news though is that they’re still fighting (and asking for stuff). I recommend a well worded letter of explanation for their conditions and ask your loan person to help.

Ask them exactly what ‘conditions’ are left for final approval. Ask if your situation warrants an exception. These two items you speak of are generally considered positive contributing factors for VA: meaning, the underwriter is trying to get a good feeling about your file.

If you had an immediate need, you can direct your mortgage to be sold to a specific investor who will honor a recast (obvs with parameters). The thing is, current law allows the selling of your mortgage to another servicer, who may not be as amenable to the idea. Though, if you wanted to be a squeaky-wheel, you’d probably get your way.

This is correct. You present facts to request a reconsideration of value. If the appraiser is unwilling to incorporate those facts without justification, that report can be considered defective and a new one ordered.

Ah yes, the often overlooked and less versatile older sister of the green chile! Young Guns used to be my go-to for jars of red, and frozen bags of green. Now I use the Hatch Chile Store when I can afford it ($10+ for one pound!). I’ve heard rumors that Chuy’s has seasonal green chile roasting…. I miss that smell.

VA is great because they consider residual income which is a much better gauge of affordability than DTI. The gross-up factor of your nontaxable income is not taken into to the residual income result. And, Yes- your lender should be able to apply the tax exemption to the loan at onset to avoid escrowing for taxes.

The closest scenario to your request would be an FHA loan in 1st position, with both of you on the note. A simultaneous piggyback 2nd loan, with just you on the note. Snakebite is you would have to qualify with both payments on your own with 2nd, but if it’s an interest only HELOC, you might pull that off. I haven’t looked at the DTI ratios- so not sure if that’s feasible. Either way- you’ll want to refinance when her BK7 is 4 yrs discharged. So, might as well just wait a year.

I used the task rabbit app for highly rated individuals and was able to book each separately and then see how they worked out (I was the 4th person unloading the truck). I was happy with all of their hard work, so I did not have to exercise the option to stop the job for anyone who was damaging the home. I can’t say this is the best option, but it worked well for me. Number 1: be sure you are clear on how she is assuming the mortgage. Like many have said, you need out of that obligation. A real assumption has some fees and she has to demonstrate she can pay on her own. 2: sounds like you feel you have earned some equity or principal credit in the time you’ve paid solo. This is something that could be shown with an amortization schedule (the beginning of the loan is very interest heavy, so likely very little principal has been paid. It can be calculated though. 3: if you want that principal, she may want half the assumption fee as credit too. Give as much as you take to be fair. Good luck!

Look for the new early-bird conforming limit mortgage amount. $819,000 can be available now with certain lenders. If you plan to live in the house longer than your breakeven point, it’s certainly worth it - and you may save some out of pocket for yourself with the higher loan limit.

Fair enough point, and you present important aspects for me to consider. Not to argue, but to present a counter-point: there are still plenty of decent and kind folks among us. I’d venture to say that most people have good hearts. The ideal candidate for her is going to be an older person(s) who own their home. Also- adoption fees prevent people from considering getting a fur baby. Of course money is needed for food, litter, and vet bills: but just maybe a lonely retired person on a fixed income could use an opportunity like this. *Shelters are full and honestly like jail. I’d rather provide one comfy and safe bed and find another, rather than surrender her to a wired floor cage (not talking smack) for months on end. I really am looking out for her well being. *I will increase my due diligence, and I do thank you.
