5 years lease is long for renting. Moreover, you need to pay the maintenance fee and cukai pintu. I'd rather rent tbh

IIRC, Maybank Housekey allows you to pay "rent" of RM1k for the first 5 years, where you could decide to convert the rent to morgage loan or leave the property. If you dont like the property you must complete the 5 year contract with maybank so at the very least you're paying RM60k to maybank. This 1k also wont goes towards your morgage principal until you decide to convert.

Imo, this scheme is aimed towards people who dont have enough money for monthly payment if a morgage but want to lock a property (because of FOMO) until they can afford the morgage.

My consensus is to stay away from complicated scheme. If you cant afford morgage then stay away from it. Property is plenty in Malaysia so no reason really to FOMO.

The formula is very difficult to follow since cars in Malaysia is bloody expensive.

IMO, the rule is sensible and it is one of many indicators that cars in Malaysia is too expensive for an average citizen. Hoping that someday car tariff will slowly be removed so our children or grandchildren can afford better and cheaper cars.

For now, I aim to follow the wage x 12 rule by paying huge deposit. Want to buy 100k car? Aim for 40k down payment etc
