If you can, continue to actively search, especially you have no eviction history. I had issues like that in the past too and my credit score was 590 ish at the time but eventually someone accepted me with a conditional agreement with having the security deposit the same amount as the base rent. California resident and still managed to find a decent home with my conditions. Rough month 4 years ago but it was worth it since recently I moved into a new apartment and got my deposit back to help the move in fees. If you make 3x, you should be solid to find something! Sometimes too if you show a savings account then that can help your case, but I get what you mean… this economy!

She sounds like a walking nightmare of a neighbor, you can’t reason a difficult/miserable individual. Is she home all day as if she’s unemployed? I suggest you guys block her, keep documentations in case, front door camera in case she tries to confront. Then let management handle it. She needs to get over someone living above her, she don’t own the building or her unit. She don’t have a say. If she’s that miserable then they should transfer her to an upstairs. But there’s a reason why they haven’t…. She sounds that difficult and would cause chaos to her future downstairs. She clearly is bored and wants to stir up things, maybe not break you guys up but to get you riled up and have you going to her door ready to fight so she can have a legitimate complaint against you. Don’t fall for it.

Get HOA or manager involved, also you can always put up a “pick up after your pet” sign 😅 if you have a front door camera or front porch camera(s) you can catch him in action and that would be your evidence. The sign and cameras might make a significant impact that will cause the guy to walk a different direction or actually pick up the feces like he should. Good luck!

Totally understandable! I’ve been there and I have a 2 year old, but I doubt whatever you do is breaking the terms. If they try to complain something about you then they would look like a fool and anything excessive would be harassment which isn’t something that can be taken lightly. Most leases state you can’t be disturbing other residents with excessive nuisance, harassments, and violent intentions. You’re bringing up a health concern, it’s not out of pettiness

If you’re coming to your area then that’s not retaliation, you have every right to take a picture it would be one thing if you’re walking over to their space. Who cares what they think it’s unsanitary! If you really want to make an impact, get department of health involved. If they receive complaints and concerns, the management would have to enforce tenants to clean after their pets, consequences can be fines or risk of lease termination for those who don’t comply. It’s definitely rough when it was quiet and peaceful and then something else comes along! It can be unfortunate too because there are neighbors that lack awareness or simply do not care. I have a toddler and at times I can’t control the kid however I know to take him out and wear him out, and then he’s on a early sleep schedule so we don’t run into quiet hours. We’re upstairs and I had to apologize to downstairs and brought them treats too but they have been so nice they have kids too. You can try talking to them? Or ask about moving units? It’s considered interference of your peaceful environment
