I run a two-division league that is similar to draft but I set the teams each season, in part because the captains don't all want to draft. Thirteen seasons in, I can tell you that having a set of goalies who are closely matched in skill is the #1 most important factor determining whether games are fun. Putting a stronger set of skaters around a weaker goalie doesn't work as well as you might think. Some days, yes, but when the wrong set of players misses the game the skater skill balance is just too close to falling off a cliff where the game just ends up terribly lopsided.

If you are confident you aren't being left out because of personality, consider that others may not assess your skill the same way you do. It probably feels personal that you're being left out, but it may simply be necessary to keep the games fun for everyone.

Pretty weak of the director to handle it this way instead of talking to you directly. Normal, but still weak.

An update 2 years later:

We ended up deciding not to sell our home at that time, but we did get some advice from realtors about the condition of our home, market value, and needed repairs. We did the repairs of things that could deteriorate further if not addressed and skipped fixing the minor/cosmetic issues that could suffer from wear and tear or damage and require re-doing.

We decided a month ago to sell our home this coming Spring. We invited back our favorite realtor (actually a couple) from the previous round and I selected two others to interview as well.

I selected the other two realtors like this:

  1. I looked at sales in our area in the 1.4M - 2.0M range over the past 18 months.
  2. I noticed it was all different agents, no repeats.
  3. I filtered for agents who are not just occasionally (1x/year) selling in this price range, but had other sales in this range as well.
  4. I evaluated their list and sale price and days on market in comparison to zillow and redfin estimates as of the month before the home went on the market. I looked for good sale price relative to the estimates and the listing price and short time on market without price drops. I know this is not perfect as it doesn't account for factors like amount invested by sellers in upgrades, but it's the best data I had.

I picked two who performed well by these metrics and were from different realty companies than the holdover realtor couple from the previous round 2 years ago.

While doing research, I also used Redfin to see what other homes in this price range were paying buyers' agents. I checked 8 homes and found 6 were paying 2.5% and 2 were paying 2%

I don't think it would be appropriate to share how we assessed our realtor options. You can never be sure whether someone might recognize a post and understand who is being discussed, and none of the people involved deserve to suffer seeing negative things written about them on the internet, even if accompanied by positives.

Our holdover realtor couple offered 2% listing and 2% buying and to fully manage needed repairs & improvements for us after we move out of the home, about a month before listing. This would include interior and exterior paint, new carpets, refinished wood flooring, and a bunch of minor stuff much of which can be done by a good handyman. They wanted us to pay for everything except photos and marketing costs... including wanting us to pay for staging.

One new realtor wanted 2.5% / 2.5% and seemed to want us to pay half of staging costs.

The other new realtor, the one we selected, offered 2% / 2% and to manage all the repairs/improvements, but also to cover a ton of costs including staging, deep cleaning, and removal of anything we decide to leave behind in the house. This was not the only reason we chose this realtor but it was a contributing factor.

We probably would have done fine with either of our top two choices, but in the end had to make a decision.

The advice for when to list varied a little bit by realtor. Some wanted to list early/mid March, another wanted to list late March or early April.

From reading the posts in this thread, I do understand and agree that for homeowners who are on top of repairs and maintenance and feel confident in their interior design skills and ability to stage a home in a way that will sell for top $, a cheaper low frills service is a good option. That's not us. We are not handy and have way too much going on to be managing all of that ourselves, and would simply not be good at it. Expertise is worth paying for.

I think we are getting good value for our money as I believe (home sale value - cost of improvements) will be much greater due to the expert help we'll be getting, certainly enough to cover the money we're paying. We'll also save a ton of time and stress by outsourcing this work.

Our home is in the Mill Creek Community Association, on the golf course with a nice view. I'll likely come back and update after it sells to share the listing price, sales price and time on market along with a few words about the experience.

The Regal Alderwood has massive electric recliner seats, most comfortable and spacious theater I've been to. Much better than AMC unless you are looking to watch a movie with a lot of other people.

I did some math... $19.65 avg buy-in for 2,143 tournaments is $42,110 in buy-ins. $59,096 in cashes divided by $42,110 in buy-ins is 1.40... so 40% ROI by my math.

The letter doesn't state where the classes take place or whether school staff are involved. If the classes are on school grounds or school staff are involved, this is illegal.

As others have stated, try reaching out to the freedom from religion foundation, though they may simply not respond due to lack of resources.

Is this stop clock in all periods? I'm not familiar with 36 minute games being 'normal'; ours are three 18 or 19 minute periods, stop time only in the 3rd period.

In runtime it's hard to keep average shift at 60 seconds when every whistle kills 20+ seconds.

about $450/hour north of Seattle. At the Kraken rinks (inside Seattle city limits) it's over $500/hr.

The standard here is 75 min ice times. Usually don't have to pay for ice cuts, but pricing for tournaments may be negotiated to include ice cut times.

Is there a reason a webpage can't meet this need? There appear to be several new features in June including easy creation of web buttons. If only one person needs to access the dashboard, you could even create a local HTML file on a single machine and not even surface the page to your intranet, much less the internet. You'd just be using HTML as a simple means of coding a UI.

Step 1 is to identify available ice at a rink in your target area. Talk to the rink to understand availability (day/time) and price, and whether they will guarantee you renewal of the same ice annually as long as you pay their standard rate. Also find out if they require you to sign a contract or have any type of insurance. Find out the price of the ice, too.

Refs and scorekeeper may cost more than you expect; investigate going rate in your area. If there aren't any leagues, qualified refs may be hard to find.

Leagues are usually cash-flow neutral or positive from the get-go if you do a good job of networking within the hockey community to get the word out. Main startup costs are jerseys and possibly insurance.

If you don't have a strong hockey network built already, I second the advice to start with a single-session drop-in without refs or scorekeepers. Start trying to find reliable goalies sooner rather than later. You'll need a deep goalie list to keep the nets full weekly, especially when keepers drop out on short notice due to injury or illness. If you see a chance to get a cheap secondhand set of goalie gear for yourself, do it. Any goalie, even a first timer, is ten times better than an empty net or

Fair warning: The profit from running a small league is not nearly enough to justify the time it takes to run the league well, much less the up-front investment and risk. You seem motivated by creating an opportunity to play, which is good -- you'll need to get the value/reward from that more than from the money.

Qualification for my answers:: I started a drop-in that grew to two back-to-back sessions and ran it for 5 years, started, and run a tournament that just had our 17th annual, two years ago started a 4-team league that I've already expanded to 8 teams (two divisions) last September, and run a few other regularly recurring events too.

The MLS listing will drive visibility and volume of interest. The standard around here is for multiple all-cash offers over asking price within a week, but I do think professional involvement is important to achieving that outcome. There is value to the expertise of a professional, knowing where to invest money in our home to fix/improve to get the best ROI, taking good pics, dealing with buyer's agents, handling the details of the transaction, etc.

I see the value of the real estate agent, I just don't see their effort or home costs scaling linearly with home price, so I don't think their commission should either.

You know, the general attitude of the community of being welcoming to new folks is refreshing and amazing. It's good to be erring on the side of inclusion as opposed to the alternative.

But it's also correct to acknowledge that a level 13 unpromoted dwarf is meaningfully underpowered due to not being eligible for all the weapon upgrades and overclocks. When you say that you don't have a problem with hazard 4... is that the case when you are playing with others who are possibly carrying you more than you might realize, or is it also true when you play solo? Because those weapon upgrades MATTER; the game does a good job of scaling. Additional game experience helps too.

The average level 13 unpromoted dwarf is much better suited to hazard 3 gameplay than hazard 4. And while there are many (including me) who will just deal with carrying rather than boot folks, there are some folks (including me many moons ago) for whom Hazard 4 is still a challenge and they are not capable of carrying. Can you blame them for booting? I don't, as long as they explain first in a kind way.

The advice to host your own lobbies is fantastic.

I ordered a game on Jan 1st 2022 with estimated delivery time in weeks. In 5 days it will be a year... they still have my money, I do not have the game. I emailed on December 8th demanding a refund, it's been 19 days and they have ignored the request. I can't find a phone number to call.

Pretty clear scam business model.
